L’ensemble est une composition dynamique et élancée ; une composition équilibrée de volumes qui dialoguent. Ses façades lui confèrent une image de stabilité et de pérennité, et leurs modénatures présentent un caractère institutionnel et une modernité affirmée.

Au cœur du site, un îlot verdoyant vient s’inscrire dans le prolongement du parc Anfa. Ils ‘inscrit dans le métabolisme urbain du nouveau Casablanca Finance city et constitue une membrane d’échange et d’interaction au sein du même projet. Autour de ce poumon vert gravitent plateaux bureaux, commerces et immeubles résidentiels.

Attijariwafa Bank to build giant tower in Casablanca Finance City

(Ecofin Agency) - Morocco’s leading bank, Attijariwafa Bank, has announced on September 19 that it will build a giant tower with offices and apartments in Casablanca Finance City (CFC). The “Borj Attijari” as it is named will cover 54,750 m².

To this end, the bank which is owned mainly by the royal family launched a call to tender to pick an architect to manage the project. All interested architects must express their interest before October 3, 2016. The four best bidders will receive €100,000 each. Results for the selection will be published next February 8.

Let’s recall that the Moroccan group BCME Bank of Africa also announced in March 2016 the construction of Africa’s highest tower in Rabat, Morocco’s capital. A 65-storey building which will cost $100 million.

More than hundred international firms, including Ford, Huawei, Coface, BNP Paribas Investment, Bank of China, and pan-African Fund Africa50, have already established themselves in Casablanca Finance City to expand across Africa.

Borj Attijari shapes the skyline

The Borj Attijari, the future headquarters of Attijariwafa Bank, will gloriously enhance the skyline of the fast-growing Casablanca Financial City. The experienced construction company responsible is building the 25-storey office tower and relies on the globally proven climbing system MAC and robust Mammut wall formwork.

The project in Morocco‘s largest city is outstanding in the truest sense of the word: the entire complex with 99,000 m² of space consists of several interconnected buildings that offer attractive space for accomodation, offices and service providers. The ensemble with striking architectural bodies – the Borj, the Oasis and the Loop – will be positioned around a park and act like a green promenade in the middle of the metropolis on the Atlantic coast.

Gaining time with MAC

Always in view is the high-rise building, the core of which is being erected with the automatic climbing system MAC (MEVA Automatic Climbing) . The climbing process is crane-independent, hydraulic and as a complete unit, with wall formwork and all-round enclosure. This compresses the construction process, reduces the time required and is significantly safer than systems with individually climbing platforms. The fully enclosed unit protects workers from the elements and provides comfortable working conditions. This has just as positive an effect on work efficiency and construction progress as the ability to work independently on walls and slabs. The upper surface can easily integrate concrete placing booms, provides ample storage space and minimises the risk of accidents.

Maximum precision is offered by the 3-way adjustment for the suspended formwork, which can be moved and adjusted manually in three directions and quickly and easily adapted to the geometry of the structure. This is also paying off in the Borj Attijari project. The team of SOGEA MAROC (a subsidiary of Vinci Construction) is moving entire wall panels over a large area in a single operation, and shuttering and striking are fast. The robust Mammut wall formwork with large panels complements MAC perfectly.

Performance proven many times over

The automatic climbing system has proven itself many times over and was a decisive factor in the successful construction of some of the tallest buildings in countries such as India, Australia or the Philippines. The 205-metre-high Roche Tower II in Basel, where the highest Swiss safety requirements applied, was even completed ahead of schedule. Now the technology is being applied on the African continent for the first time. Non-return valves on each of the 20-tonne cylinders secure the hydraulics, which overcomes heights of up to 4.5 m per climbing operation in about 60 minutes. Only a few SOGEA workers are required for this process.

Just one day needs to be scheduled for stripping, climbing and setting up the formwork. Depending on the duration of the boxout work, four days per cycle have already been achieved on numerous occasions. Large parts of the climbing system can be pre-assembled on request so that preparation on the construction site proceeds quickly. The bearing pockets can be dismantled from the trailing platforms and reused in the following climbing operation. So no lost installation parts remain in the concrete, which reduces material costs.

" Une tour et un ensemble d’immeubles de bureaux, complété d’une composante résidentielle ", voilà résumé le nouveau projet baptisé "Borj Attijari" que veut réaliser Attijariwafa Bank sur une surface hors œuvre nette de 54 750 m² dans la zone de Casablanca Finance City (CFC).

Cité financière, CFC se situera sur le site de l’ancien aéroport Anfa, là où se posait Jean Mermoz. Un vaste plan d’aménagement piloté par l’État, via la Caisse de dépôt et de gestion (CDG) y prévoit la création sur 350 hectares d’une ville dans la ville, Casa Anfa.

Pour réaliser ce projet de tour géante, la première banque marocaine présidée par Mohammed El Kettani et en partie détenue par la famille royale va procéder à la désignation d'un architecte pour la réalisation de la maîtrise d’œuvre du projet en ayant recours à un concours international d’architecture.

Sur le même sujet, Othman Benjelloun, le banquier et homme d'affaires marocain, président du groupe Finance.com, et président directeur général de la BMCE Bank a lui aussi émis en mars dernier l'idée de construction de la tour la plus haute d'Afrique de plus de 200 mètres, mais à Rabat cette fois. Une tour de 65 étages pour un investissement de 100 millions de dollars qui serait édifiée dans la vallée du Bouregreg.

Outre les projets immobiliers, Casablanca Finance City (CFC) est avant tout un cadre juridique se voulant attractif offert aux investisseurs marocains et internationaux du secteur financier et aux sièges sociaux régionaux. Les entreprises labellisées CFC, statut créé par la loi n° 44-10, promulguée en décembre 2010, bénéficient de nombreuses exemptions fiscales et facilités juridiques ou administratives : franchise d’impôt sur les activités hors Maroc, facilités de visas, liberté des changes...

Aujourd'hui, une centaine d'entreprises sont labellisées CFC comme Ford , Huawei , la Coface, BNPParibas Investment, Bank Of China ou le fonds panafricain Africa50 . Ambition : faire de Casablanca, une des principales plateformes financières du continent africain. Ce qui fait justement écho à la stratégie d'Attijariwafa bank qui se développe fortement en Afrique pour ce groupe d'environ 16 000 salariés une présence dans une douzaine de pays.. N.D.
