xcassia unveils plans for ‘zanzibar domino commercial tower’, a spiraling skyscraper on a manmade island off the west coast of tanzania ‘s zanzibar archipelago. the massive 370,000 sqm mixed-use development will reportedly become the second tallest building in africa and the biggest hotel in east and central africa. the project takes design inspiration from the shape of stacked dominos and is composed of 360 ‘keys’ that rise toward an observation platform at the top.

‘as a legacy project, its story is as unique for the developer than it is for us,’  says founder and design director of xcassia, jean-paul cassia. ‘f irst sketched in paris in 2009 after my late father, two sons and I played a round of dominos, I dreamed of building this project for over a decade. between its innate mathematical order and geometries found in nature, its pure lines and proportions that evoke growth, progress and freedom, it had all the bearings of an icon anyone could remember and draw on a paper napkin. all it lacked was the right visionary investor and site to make it come true.’

an emblematic tourist destination

tanzanian AICL group and edinburgh crowland management have now signed a contract for xcassia to develop the concept for the zanzibar site, however, the domino tower was initially in development for locations in both vietnam and saudi arabia. cassia continues, ‘these were stunning opportunities, each with their own localized character and challenges. both sites proved inconclusive however due to height, budget, marine and infrastructure constraints, not to speak of the COVID-19 pandemic. the social media response was nonetheless impressive and it was thanks to this medium that we were contacted early in 2021 by AICL group’s executive chairman…’

envisioned as an emblematic tourist destination, the development will be realized on a 20-hectare, 4km-long site. the extensive masterplan comprises leisure, entertainment, retail, and residential programs with notable features including an island resort complete with golf course, and a wedding chapel on a private islet. the tower itself will house 560 residential units as well as a 5 and 6 star hotel and spa facilities.

Tanzania has revealed plans to build Africa ’s second-tallest building on the autonomous archipelago of Zanzibar, a 70-story spiraling tower intended to help draw tourists back to the area after COVID decimated the local economy. On August 24 , the New York Dubai-based architecture and interiors firm xCassia signed an agreement with Tanzania’s AICL Group and Edinburgh’s Crowland Management Ltd to design the forthcoming Zanzibar Domino Commercial Tower.

The $1.3 billion tower will, according to a joint press release from the three groups, contain “luxury hotels,” 560 apartments, a golf course, a wedding chapel, and a marina at its base for yachts and cruise ships. Indeed, the rendering released by xCassia shows the curved structure at the base of the tower carving out a sheltered cove in the Indian Ocean lined with docks that would guide boats towards a central plaza and other amenities.

Domino Tower takes obvious design inspiration from its namesake, resembling a row of dominos toppling over, the massing starting from a tall, diagrid pane that extrudes and scallops, gradually growing shorter as the building curves and wraps in on itself. Jean-Paul Cassia, the founder of xCassia reportedly said that the project was “first sketched in Paris in 2009, after my late father, my two sons and I played a round of dominos. I dreamed of building this project for more than a decade.”

However, whether the project will actually be realized is up in the air. At a cost of $1.3 billion, building Domino Tower alone would cost about 60 percent of the country’s entire annual budget of approximately $3.17 billion for 2021-2022. The project slots into Zanzibar’s push to develop new hotels and other tourist attractions as part of its “ Blue Economy ” strategy, which is attempting to lure international investment by promoting the autonomous zone’s prime location in the Indian Ocean.

That location, and the feasibility of building a destination skyscraper on a manmade island, poses serious questions about how the project will respond to and mitigate flooding as sea levels continue to rise on account of unchecked climate change . What’s more, this iteration of Domino Tower isn’t the first; at the end of last year, a slightly tweaked version of the project was pitched for Ha Long Bay in Vietnam but at a whopping 99 stories and 1,772 feet tall. Though it doesn’t appear the taller Domino Tower is moving forward (there’s been little-to-no news about the development after the renderings initially dropped), it remains to be seen whether its counterpart in Zanzibar will meet the same fate or actually be realized. Officials have promised a four-year construction timetable if and when Domino Tower breaks ground.

Zanzibar Domino Commercial Tower

On 25th August 2021, AICL Group and Edinburgh Crowland Management Ltd, signed a contract worth $1.3 Billion with xCassia for architectural designs of 70 Storey building, Zanzibar Domino Commercial Tower, which will be constructed in Zanzibar, Tanzania. Zanzibar Domino Commercial Tower is going to be the 2nd tallest skyscraper in Africa following Iconic Tower in Egypt. The Project is expected to take four years, and it is going to cover a total area of 65,000 Square Metres with 2 underground floors and 78 floors above the ground.

During signing ceremony, Mr. Mudrik Ramadhan Soraga, the Minister of State President’s Office (Economy and Investment) of Zanzibar, stated that, the implementation of the project supports the Government’s efforts in inviting more Local and Foreign investors to invest in the Isles. Furthermore, “The Zanzibar Domino is a unique project which is exceptionally well-suited to Zanzibar's investment philosophy of providing its investors with superior returns through exceptional schemes as well as strategic socioeconomic projects that leverage prosperity, people and the planet .” This project is a big step towards building the Isles’ “ Blue Economy ”.

Tanzania has revealed plans to build Africa’s second-tallest building, called Zanzibar Domino Tower, on the autonomous archipelago of Zanzibar, a 70-story spiraling tower intended to help draw tourists back to the area after COVID decimated the local economy. Images have been revealed for a domino-inspired commercial tower that will reportedly become the second tallest tower in Africa and the biggest hotel in East and Central Africa after the Iconic Tower in Egypt.

According to The Citizen , the 70-story tower is designed by New York City and Dubai-based firm xCassia and developed with a joint venture of Tanzania ’s AICL Group and Edinburgh Crowland Management Ltd who signed a contract on 24 August, 2021. 

Expected to cost $1.3 billion, the commercial tower will be situated on a manmade island off the west coast of Tanzania's Zanzibar archipelago.

Called Zanzibar Domino Commercial Tower, the design is inspired by the shape of stacked dominos that form the whole complex.

The tower is composed of individual 360 keys and covers a total of 1.2-million-square-foot comprising 560 units that will create two branded residences rising up towards the hotel apartments, with a five and six-star hotel.

The tower will also feature other amenities like resorts and wedding chapel that can be accessed privately by either helicopter, boat or by bridge.

Crowland Management Ltd CEO Emmanuel Umoh told The Citizen that "the tower is expected to be an iconic feature that will facilitate tourism and culture and offer business opportunities."

"The Zanzibar Domino is a unique project which is exceptionally well-suited to our investment philosophy of providing our investors with superior returns through exceptional schemes as well as strategic socioeconomic projects that leverage prosperity, people and the planet," he added.

Jean-Paul Cassia, the founder and design director of xCassia, said that his idea to build the tower on a man-made island was a decade-long dream, and turned into a reality after the studio found a site and investors who support the project.

In a press statement, xCassia stressed that the Zanzibar Domino Commercial Tower will become a key tourist spot and offer visitors, residents and businesses entertainment, culture and conferencing services.

The tower is planned on three key sites: the Arrivals Plaza, Zanzibar Domino and Island Resort in which each of the sites will have its own character and guests will be able to be accessed via a pathway with a seamless connection from arrival to destination.

The tower is activated with a high and low bridges and the fist part of the bridge will offer a new experience of reaching the island from the Arrivals Plaza, and the Zanzibar Domino Bridge will be a backbone of the structure that distributes all transport and key services.

Construction is expected to take four years once the proposed project starts.

A similar version the Zanzibar Domino Commercial Tower had been planned on Ha Long Bay in Vietnam. However, the plans were scrapped due to the concerns during the pandemic in 2020.

Tanzania plans to build a tower that will change the face of the semi-autonomous Indian Ocean archipelago.

The commercial tower, which will cost around $1.3billion (Sh3 trillion), will be the second tallest in Africa behind Iconic Tower in Egypt, Zanzibar’s Minister of State in the President’s Office (Economy and Investment), Mr Mudrik Ramadhan Soraga told reporters as he revealed details of the project.

According to The Citizen , the Tanzanian AICL group and Edinburgh Crowland Management have now signed a contract with New York and Dubai-based architect xCassia to develop the concept for what will be the tallest building in eastern, central and southern Africa.

Crowland Management Ltd CEO Emmanuel Umoh said the building, known as Zanzibar Domino Commercial Tower, is expected to be an iconic feature that will facilitate tourism and culture and offer business opportunities.

“The Zanzibar Domino is a unique project which is exceptionally well-suited to our investment philosophy of providing our investors with superior returns through exceptional schemes as well as strategic socio-economic projects that leverage prosperity, people and the planet,” he said.

‘We are thrilled to be working with jean-paul cassia and his exceptional partners and team for the development of this groundbreaking project,’ he added.

Mr Jean-Paul Cassia, founder and design director of xCassia revealed that the Zanzibar Domino Tower would be a key tourist spot, offering visitors, residents and businesses entertainment, culture and conferencing services.

According to him, the idea to construct the 70-storey building on a man-made island was a decade-long dream, and became a reality after a site and investors were found.

The tower itself will house 560 residential units as well as 5 and 6-star hotel and spa facilities,” he said.

Before the “Iconic Tower Skyscrapper” in Egypt’s new capital became the tallest building in Africa this year, the position was held by the 227-metre, 56-floor Leonardo Building in Sandton, South Africa.

When completed, the Zanzibar domino commercial tower’ (370,000 sqm) will become the second tallest building in Africa and the biggest hotel in the east and central Africa, pushing the Leonardo Building down to third place.

A domino-inspired design has been unveiled for Africa's potentially second largest tower

A spiraling new supertower hopes to grace one of Tanzania’s most spectacular coastal islands thanks to an ambitious, albeit repurposed design from Dubai-based firm xcassia. 

Taking its design from a set of dominoes, the proposed 70-story tower will inhabit a manmade island on the Zanzibar archipelago 100 miles away from the capital Dars es Salaam.

Once completed, the scheme could become the second-largest tower on the African continent as well as the first skyscraper to be built on a manmade island outside of Dubai .

Made up of 360 individual component “keys,” the 1.2-million-square-foot Zanzibar Domino Commercial Tower will play host to Africa's largest luxury hotel topped in addition to 500 residential units by an observation deck that offers visitors views of the surrounding Indian Ocean.

According to the architect: “I dreamed of building this project for over a decade. Between its innate mathematical order and geometries found in nature, its pure lines and proportions that evoke growth, progress and freedom, it had all the bearings of an icon anyone could remember and draw on a paper napkin. All it lacked was the right visionary investor and site to make it come true.”

An earlier version of the design had been planned for an artificial island off the cave-laden coast of northern Vietnam. Plans for the original tower were scrapped, however, owing to a host of concerns that the architect says were exacerbated by the pandemic, though its social media popularity did eventually draw the attention of developers AICL Group, who were quick to tap xcassia for the 50-acre development project.

Zanzibar is home to many rare and endangered species as well as a unique, lime-washed stone architecture in addition to being a prominent cog in the spice trade, which constitutes the archipelago’s main export. 

Construction is expected to take four years once the proposed project commences.

Building such a gigantic structure on a man-made island is absolutely brilliant because there have never been any problems building on fill.

Only as long as the fill is 75% peat and 25% bark chips.

Plans for Zanzibar’s Domino Tower has been revealed to potentially be Africa’s second tallest building developed by Dubia-based firm xCassia .

The spiralled 70-storey tower is inspired by domino pieces and will be erected on a man-made island in an archipelago 160 kilometres away from the capital Dars es Salaam (and 15 kilometres from UNESCO’s World Heritage site of Stone Town).

Playing host to Africa’s latest luxury hotel, it will also feature 500 residential units, an observation deck, entertainment section, wedding chapel, a golf course, retail facilities and a spa.

Plans for Domino Tower (located in Zanzibar) has been revealed to potentially be Africa’s second tallest building developed by Dubia-based firm xCassia.

“First sketched in Paris in 2009 after my late father, two sons and I played a round of dominos, I dreamed of building this project for over a decade. Between its innate mathematical order and geometries found in nature, its pure lines and proportions that evoke growth, progress and freedom, it had all the bearings of an icon anyone could remember and draw on a paper napkin. All it lacked was the right visionary investor and site to make it come true,” said founder and design director of xCassia, Jean-Paul Cassia.

The build is said to take four years to complete from commencement.

Zanzibar has recently announced its plans to build the tallest skyscraper in sub-Saharan Africa, off the west coast of Tanzania's famous archipelago.

Upon completion, it will become the largest hotel in East and Central Africa. Named Zanzibar Domino Commercial Tower, this skyscraper, which will have a massive 370,000 square meters and mixed use, is inspired by the shape of a series of dominoes, and consists of 360 "figures" moving towards the observation platform at the top.

The $ 1.3 billion tower, designed by xCassia, will feature luxury hotels, 560 apartments, a golf course, a wedding chapel and a marina for yachts and cruisers at its base. Mudrik Ramadhan Soraga, the Minister of Economy, Labour and Investment of Zanzibar, stated that this project will emphasize the "efforts of the authorities in bringing as many domestic and foreign investors as possible to this part of the world".

Commenting, Jean-Paul Cassia, founder of the company of the same name, xCassia, said: “First sketched in Paris in 2009, based on the memory of my late father, who played dominoes with me and my two sons, I dreamed of construction of this project for more than ten years. It had all the features of an icon, which are impressive. All it lacked was a real investor and a location where he would become a part of reality."

Similarly, during the signing ceremony between the AICL Group, Edinburgh Crowland Management and xCassia, CEO of Crowland Management, Emmanuel Umoh, stated: "The building, which will be named Zanzibar Domino Commercial Tower, will be one of the main international landmarks, which will promote tourism, culture and business opportunities in this part of the world."

Currently, the tallest building on this continent is the Leonardo Tower in Johannesburg, with 55 floors.

Les autorités de Zanzibar ont annoncé, mardi 24 août, la prochaine construction du plus haut gratte-ciel d’Afrique subsaharienne, pour un montant de 1,3 milliard de dollars (1,1 milliard d’euros) dépassant de plus de 60 % le budget annuel de l’archipel tanzanien .

D’une hauteur de 70 étages, la tour commerciale baptisée Zanzibar Domino sera développée à 15 kilomètres de Stone Town, site classé au patrimoine mondial de l’Unesco, et impliquera la création d’une île artificielle, ainsi qu’un port de plaisance pour les yachts et les navires de croisière.

Le montant total des travaux s’élèvera à plus de 3 000 milliards de shillings tanzaniens, une somme qui dépasse de plus de 60 % le budget de l’archipel semi-autonome pour 2021-2022.

Le ministre d’Etat du travail, de l’économie et de l’investissement de Zanzibar, Mudrik Ramadhan Soraga, a déclaré mardi aux journalistes que le projet renforcerait « les efforts du gouvernement pour attirer davantage d’investisseurs locaux et étrangers dans les îles » .

« L’allure d’une icône »

Cette tour abritera des appartements, des hôtels de luxe, un terrain de golf et une chapelle de mariage, selon un communiqué du cabinet de design xCassia, du groupe tanzanien AICL et de l’écossais Crowland Management Ltd, les sociétés engagées dans le projet.

« Esquissé pour la première fois à Paris en 2009 après que mon défunt père, mes deux fils et moi-même avons joué une partie de dominos, je rêvais de construire ce projet depuis plus d’une décennie » , a déclaré Jean-Paul Cassia, fondateur de la firme éponyme, dans un communiqué. « Il avait toute l’allure d’une icône dont tout le monde pourra se souvenir. Il ne lui manquait qu’un investisseur visionnaire et un site adapté pour en faire une réalité » , a-t-il ajouté.

Une fois terminé, l’immeuble sera le deuxième plus haut bâtiment d’Afrique après l’Iconic Tower, haute de 80 étages, actuellement en construction en Egypte et qui devrait être achevée en 2022.

Le bâtiment le plus haut du continent actuellement est le Leonardo (55 étages) à Sandton, dans la banlieue de Johannesburg.

Célèbre pour ses eaux turquoise et ses plantations d’épices, Zanzibar dépend très largement du tourisme, secteur durement frappé par la pandémie de coronavirus.

DOMINO TOWER: ZANZIBAR ON RIGHT BLUE ECONOMY PATH

The government of the semi-autonomous Zanzibar archipelago of the United Republic of Tanzania has unveiled plans which border on the grandiose: the construction of what would become the tallest skyscraper in sub-Saharan Africa. Indeed, Africa – and much of the world – are all agog to see what the 70-storey, $1.3 billion (roughly Sh3.01 trillion) ‘Zanzibar Domino Commercial Tower’ will be like when its construction is completed.

Reportedly, the Domino Tower – to be built on a man-made island with a marina for yachts and cruise/pleasure craft – will be located about 15 kilometres (9 miles) from the site of the Stone Town (‘Mji Mkongwe’), which is itself a Unesco World Heritage Site. After completion of the construction and commissioning of the clearly imposing structure, it will be open for business – including the tourism business.

More specifically, the structure will have a total of 560 residential apartments, two luxury hotels, a ‘wedding chapel,’ a marina for yachts/pleasure boats, et cetera, et cetera.

We have deliberately gone to relatively great lengths here on this matter. This is with a view to illustrating the point that the Zanzibar Government of President Hussein Ali Mwinyi is steadily but surely on the right path to an integrated and holistic development of a blue economy for the Spice Islands.

The Isles’ blue economy policy enunciated in 2020 requires Zanzibar to engage in development activities that are largely based upon the archipelago’s huge number of ocean-related opportunities and other potentials for an all-inclusive, sustainable socioeconomic development. In all fairness – and without an iota of prejudice – we are happy to say that the Zanzibaris are correct in undertaking the ‘Domino Commercial Tower’ project.

If nothing else, that venture does have relatively huge potential for the tourism industry and several other sectors of the economy, including trade/business, shipping and logistics in general.

START C’WEALTH GAMES PREPS

Tanzania will be among 72 countries of the Commonwealth of Nations competing in the multisport Commonwealth Games, pitting 5,054 athletes against each other in Birmingham, England, from July 28 to August 8, 2022. Tanzania has competed in 12 of the 13 quadrennial Games since 1966 – missing out only in the 1986 Games.

In terms of the country’s sports history, it did relatively well in the 2006 Games, ranking nineteenth in the medal tally with two medals – and twenty-fourth in the All-time Tally of Medals: 21 medals overall.

However, Tanzania has not won any medal in the past four editions – and, while only 11 months remain to the Birmingham-2022 Games, our sports associations must start scouting for and preparing athletes for the prestigious event.

This is if we are to excel at the Games – and make President Samia Suluhu Hassan’s regime proud.

Indeed, many of the other participating countries have already started preparing for the Games – and, as sages have said down the ages: ‘it’s the early bird that catches the worm!’

Tanzania has many youth whose athletics talent is still latent, and only needs to be appropriately developed for phenomenal success.

So, let’s ‘get it done’ in Birmingham-2022 to heal the wounds of the recent Tokyo Olympics in which we miserably failed to shine.

Behold Zanzibar Domino - a breathtaking island resort skyscraper that looks, as the name suggests, like a giant game of dominoes.

It was, in fact, inspired by the popular tile-based game.

The tower will be built on a 370,000 m sq (3,982,646 sq ft) man-made island linked by a bridge to the west coast of Zanzibar, 15 minutes from the Unesco World Heritage site of Stone Town – and within the destination complex will be a dazzling array of features and amenities.

In the lower part of the development, revealed xCassia, will be a marina, an aquarium, an exhibition and cultural pavilion and an international conferencing facility for up to 1,000 delegates.

On the outer spiral will be a mix of retail and food and drinks outlets, a yacht club and rooftop infinity pool, and a cinema.

On a part of the complex called the Zanzibar Domino Island Resort and privately accessed either by helicopter, boat or bridge will be 104 'exclusive' over-water villas with dedicated concierge kiosks, four helipads and berth arrival docks linking the residences to 'a lighthouse structure that serves as a visual beacon, transport junction and amenities centre'.

The resort will also boast a golf course with a clubhouse and a wedding chapel accessed by an over-water bridge.

The tower, meanwhile, will house residences, spas, a 'five and six-star hotel', panoramic lifts and a dedicated observation platform.
