Mansion & garden tickets.

Tickets may also be purchased in person at The Breakers Welcome Center, Marble House ticket booth, inside the entrance of The Elms, or at Green Animals Topiary Garden.

Rosecliff is free admission July 10 – 26 (daily) and July 27 – August 18 (Saturdays & Sundays). First floor only; second floor closed until August 30.

The Breakers Stable & Carriage House is open Fridays and Saturdays, July 1-31, free with any Newport Mansions ticket or Preservation Society membership.

Mansion hours vary seasonally. Check the Operating Schedule for mansion hours during your visit.

The Breakers, The Elms, Marble House, Rosecliff, Chateau-sur-Mer and Kingscote offer a self-guided experience with engaging audio tours . Fun children’s tours are also available for The Breakers and Marble House. These tours are available in the Newport Mansions App; download it before your visit, and bring your earbuds!

Children younger than 6 are admitted for free and do not need a ticket.

The Breakers

See the largest and most spectacular of the Newport Mansions and learn about the extraordinary Vanderbilt family who lived there, from the extravagant society dinners they hosted to the games their children played in the gilded halls.

• These tickets are not for any specific date or time; they can be used anytime the mansions are open. • The three properties can be visited on different days. • Excludes Chepstow, Hunter House & Isaac Bell House.

Access Pass

Includes unlimited general admission to all open properties for one year, including properties that require a timed reservation. Complimentary timed reservations can be made online after Pass has been purchased or through the Membership Office.

Does not include specialty tours such as The Elms Servant Life, Beneath The Breakers or Sparkling Lights at The Breakers.

The Access Pass is valid for one person per pass. Each Access Pass must be attached to a unique Newport Mansions account.

If you would like to purchase more than one Access Pass, please create unique accounts for each transaction or call Sam at 401-847-1000 ext. 111 for personal assistance Monday through Friday, from 9 am to 5 pm.

Guide-Led House Tours

This ticket provides admission to Chepstow only. Chepstow will be open for limited guide-led tours, Fridays and Saturdays from June 1 through August 31. Tours six times each day: 10:30, 11:30, 1:30, 2:30, 3:30 and 4:30.

• Advance ticket purchase required. • One-Property, Duo and Trio tickets cannot be used for Chepstow. • Preservation Society members and Access Pass holders must log in to their account to reserve a date and time. • Each tour limited to 10 guests.

Hunter House

This ticket provides admission to Hunter House only. Hunter House will be open for limited guide-led tours, Fridays and Saturdays from June 1 through August 31. Tours six times each day: 10:30, 11:30, 1:30, 2:30, 3:30 and 4:30.

• Advance ticket purchase required. • One-Property, Duo and Trio tickets cannot be used for Hunter House. • Preservation Society members and Access Pass holders must log in to their account to reserve a date and time. • Each tour limited to 8 guests.

Beneath The Breakers Tour

Take a guide-led tour through the basement, boiler room and tunnel to learn how daily life in the Gilded Age was transformed by new wonders.

The Elms Servant Life Tour

Member Adult $20 / Non-Member Adult $25 / Youth (6-12) $10

See and hear how the other half lived as you take the Servant Life Tour at The Elms . This tour will highlight the stories of some of the men and women who worked to service the social whirl of Newport during the Gilded Age. You’ll visit the third floor staff quarters, the roof (weather permitting), basement kitchens, coal cellar, boiler room and laundry rooms.

• Advance ticket purchase is strongly recommended. • Tickets are time & date specific. • House tickets must be purchased separately. • Tickets can be purchased in advance online or in person at The Breakers, Marble House, The Elms & Rosecliff ticket sales stations. • To receive the membership discount, members must log in at www.newportmansions.org as a member or call (401) 847-1000, ext. 111. • PLEASE NOTE: This is a true upstairs/downstairs tour. You will climb and descend 120 stairs and must stay together as a group. There is no elevator available for public use.

The Breakers Third Floor Preservation in Progress Tour

This tour is a limited opportunity to experience the third floor of The Breakers as it undergoes a once-in-a-lifetime preservation project. The third floor, which was used as living spaces by generations of Vanderbilts and servants, has never before been open to the public. This guide-led experience details how these spaces evolved over the decades and shares new research and conservation treatments performed by the Preservation Society’s expert museum staff.

• Tour offered daily at 3:30 pm. • Advance ticket purchase is strongly recommended. • House tickets must be purchased separately. • Tickets can be purchased in advance online or in person at The Breakers, Marble House, The Elms & Rosecliff ticket sales stations. • To receive the membership discount, members must log in at www.newportmansions.org as a member or call (401) 847-1000, ext. 111. • Maximum of 10 people per tour. • PLEASE NOTE: You will climb 85 stairs and descend 95 stairs and must stay together as a group. There is no elevator available for public use to or from the third floor.

Inside "The Gilded Age"

Members $200 / Non-Members $250

Fans of HBO’s “The Gilded Age” will love this guide-led tour of locations in the Newport Mansions where the Emmy-winning series was filmed. Your guide will share stories about the real-life people who lived in the mansions and inspired many of the characters in the show. And you’ll get the inside scoop on what it takes to host a major television production! Includes The Elms, Marble House, Chateau-sur-Mer and The Breakers.

• Tour offered Tuesdays & Fridays only, September 3, 6, 10, 13, 17, 20, 24 & 27, 1:15 pm - 5 pm • Advance ticket purchase only. • Tour appropriate for ages 13 and above. • Transportation: Pick up & drop off at Gateway Transportation Center, 23 America’s Cup Ave., Newport, RI. Please be ready for pick-up at 1:15 pm. • Maximum of 12 people per tour. Minimum of 6 persons required to operate tour. A full refund will be provided if tour is canceled. • To receive the membership discount, members must log in at www.newportmansions.org as a member or call (401) 847-1000, ext. 111. • This tour is 3.75 hours in length and includes a significant amount of walking and climbing multiple flights of stairs.

  • Daytime tickets can be used any day and time the mansions are open. There are no expiration dates.
  • Tickets can be purchased at the mansions or online.
  • For a multi-mansions & gardens ticket, you do not have to see all of the mansions in a single day.
  • Parking is free at all properties.
  • Reservations are NOT required. Advance ticket purchase suggested for Chepstow and Hunter House as well as specialty tours including Beneath The Breakers and The Elms Servant Life Tour .

Membership upgrade

Did you know you can put your ticket price toward a membership? If you decide to purchase a membership after you have bought tickets, visit a ticket sales associate at The Breakers Welcome Center, Marble House or The Elms and they can assist you. The price you paid for your tickets will go toward your membership! This must be done within seven days of first using the ticket.

Newport and Portsmouth, R.I., residents

Residents of the City of Newport can enjoy free admission to our houses in Newport whenever they are open for tours. Proof of Newport residence is required. Also includes Naval Station Newport personnel and Salve Regina University students (Naval Station or student ID required).

Newport residents must obtain timed tickets for Chepstow or Hunter House in person at either The Breakers, Marble House, The Elms or Rosecliff.

Excludes special events and specialty tours such as Beneath The Breakers, The Elms Servant Life, Inside “The Gilded Age” and Sparkling Lights at The Breakers.

Residents of Portsmouth, R.I., can enjoy free admission to Green Animals Topiary Garden whenever it is open for tours.

Museums for All

Families with valid EBT or WIC cards from any state are eligible for $2-per-person regular admission per house for up to four people. This discount can only be claimed when purchasing tickets in person. Please show your valid EBT or WIC card. Photo ID also required. Excludes specialty tours and special events. The Museums for All initiative is a national access program of the Institute of Museum and Library Services and the Association of Children’s Museums that encourages individuals of all backgrounds to visit museums regularly.

Visitor Agreement

When you purchase admission, you agree to the following measures:

  • Visitors must follow direction of Preservation Society staff.
  • Security system in use; you may be photographed.
  • No personal items may be stored or left unattended at any property.
  • Strollers & carriages are not allowed inside any houses.
  • Please refrain from touching objects in the houses, and in guided tour houses you must remain with tour groups.
  • An authorized photographer or videographer may record your image for Preservation Society purposes.
  • Sale or commercial use of any images taken on or from the grounds of any Preservation Society property is prohibited. Exceptions can only be made by prior written agreement.
  • Tickets may not be resold, are non-transferable and non-refundable.
