Description and review of the 2023 Preservation Sacramento Historic Home Tour, featuring homes in East Sacramento.

In mid-September a friend and I spent a pleasant Sunday afternoon on the annual Preservation Sacramento self-guided Historic Home Tour.  This was the 47 th Annual Historic Home Tour, and the first year that homes in East Sacramento were featured.

What is Preservation Sacramento?

Preservation Sacramento is a citywide historic preservation nonprofit dedicated to preserving historic buildings and the cultural heritage of Sacramento.

The annual home tours generate revenues to fund, among other things, the nominations of historic properties, advocate for policies that protect historic resources, and to educate the public about the importance of historic preservation.

This year the Preservation Sacramento Historic Home Tour featured four homes located between 38 th Street, 40 th Street, J Street, and Folsom Boulevard.  Former farmland, the area started changing to residential in the early 1900’s.  Most of the homes in the neighborhood were built after 1911, the year Sacramento annexed East Sacramento.

My friend and I had purchased tour tickets in advance on-line, so we checked in at the event street fair location to receive our wristbands and programs.  The programs contain photos and details on the four featured homes, as well as supplemental information on other homes in the vicinity of the tour.

New this year, the tour also featured an optional docent-led walking tour of other homes on the two streets. We decided to wait until after we had toured the four homes to decide whether to sign up for the docent-led tour.

Featured Homes

1081 38 th street.

Our first stop was at the Longton House at 1081 38 th Street.  Sally and Greg Lukenbill have owned the home for over 25 years.

After slipping on protective booties, we entered the beautiful home which reflects the Prairie School style of architecture.  Inside the home, Craftsman style features include extensive woodwork and stained-glass windows.

Gregg Lukenbill personally has done much of the renovation work on the house himself.

1125 38 th Street

The Scholefield House is owned by Richard Saxton, MD and William Nilva.  The Scholefield House was built in the French Eclectic style.  It has a steeply pitched roof sweeping down one side to create an arched porte-cochere .

The home is one of a few 38 th Street duplexes that have remained two-family residences.  Other duplexes were converted to single-family residences.

The Miller House is owned by Marny and Rick Wasserman.  The wood exterior home has features from both the Prairie School style (deep eaves) and the Colonial Revival style (hipped roof, Tuscan columns).

The Wasserman’s, who bought the property in 1984, have added on to the house, but in a way that respects the design of the structure.

The Noack House is owned by Ellen Mallory.  It is a Craftsman-style bungalow.  The home was not purchased by its first owner until 1917, three years after it was finished.  It was prior to being purchased used as a model home, featured in newspaper ads, etc.

The current owner has been restoring the home bit by bit.  For example, she is currently in the process of stripping paint from the interior wood.

Demolition Averted

Of note, two of the four homes on the tour had faced demolition in the past.

In 1959 ,the new owner of the home at 1081 38 th Street was unable to have the property rezoned as multiple residential.  He had proposed to raze the home and build a 16-unit apartment building on the site, a proposal that was opposed by many East Sacramento residents.

In 2019, the new owners of 1121 40 th Street intended to demolish the house and replace it with a larger one, but were prevented from doing so by the Preservation office because of the house’s historical significance.

To sum up, the Preservation Sacramento Historic Home Tour was a fun and informative way to spend a sunny Sunday afternoon.  We both enjoyed learning the history of the area, and the background on the homes and their previous and current owners.

UPDATE 2.21.23: The Sacramento Zoo Entrance is now a historic landmark!

We are delighted to report that the ordinance for the Sacramento Zoo Entrance structures was unanimously passed by City Council! It is now listed on the Sacramento Register for Historic and Cultural Resources. We are grateful that City Council recognizes the hyperbolic paraboloids’ historic significance.

We encourage and support historic rehabilitation of the historic Zoo Entrance — its historic status now makes preservation funding possible for much-needed repairs and restoration.

This landmarking effort began over eleven years ago as part of a City of Sacramento-led survey. As a result of the survey findings, SacMod facilitated a more intensive and focused historic evaluation of the hyperbolic paraboloid structures, resulting in a National Register Nomination.  

SacMod stands with the Sacramento historic preservation community — the City of Sacramento’s Preservation Directors over the years; architectural historians from Mead & Hunt, Inc.; the City of Sacramento Preservation Commission, and Preservation Sacramento — as well as with City of Sacramento residents who wish to see the Zoo Entrance structures preserved.

The Sacramento Zoo entrance (1961) was designed by Kenneth Rickey and Fred Brooks. The largest building originally doubled as a concession stand to all William Land Park visitors. These iconic structures are an important, rare, and intact example of a Mid-Century Modern style known as Googie.

They are a beautiful portal to the Zoo — and also serve as a visual transition to the South Land Park neighborhood — which is known for its abundant mid-20th century architecture. The entrance to the Sacramento Zoo has been well-loved by multiple generations. It is an irreplaceable and distinct place in our cityscape and collective memory. We are delighted to see these 61 year old structures being recognized — and hope this landmarking will help ensure they will be preserved and enjoyed by future generations.

Join us at Preservation Sacramento’s 2021 Virtual Historic Home Tour – October 24th and November 7th!

We are pleased to announce that we are collaborating with  Preservation Sacramento  for a virtual home tour in 2021!

Preservation Sacramento’s 2021 Historic Home tour is an online tour , including several unique and historic homes located throughout the city of Sacramento. Selected to ensure the safety and well-being of members, tour visitors, and homeowners, this video tour has several advantages.

The online tour is accessible for all , including those who are geographically far from Sacramento, and is accessible for those with disabilities that make physical access on tours like this more difficult. Unlike previous years, the tour is not tied to a specific neighborhood, so we chose a sampling of homes from different neighborhoods and eras. Sites throughout the city, impossible to visit using our more traditional tour format, are yours to explore.

The homes on this year’s tour include a Craftsman bungalow that’s the only historic landmark building in Natomas; a Mid-century Modern home in Sacramento’s only Eichler neighborhood; a Tudor Revival home in Curtis Park listed in the National Register of Historic Places; a 1960s concrete block auto garage converted into a unique home and art gallery; and the oldest home in Midtown, residence of a former Sacramento County Sheriff and vintner, once used as a “Headache Sanitarium.” You’ll see the homes inside and out, and learn their unique stories, exclusively available on this home tour.

The tour will be broadcast twice, on October 24 and November 7, with early and late shows, allowing flexibility for people’s varying schedules — or the ability to enjoy the tour a second time at later showings:

Sacramento Modern is pleased as punch to share “The Streng Bros. | Modernist Pioneers of the Sacramento Valley”. This short film (~9 mi ns) was Directed by D. L. Stern , a documentary filmmaker in the Sacramento Area.

Originally airing at the “2019 Sacramento Mid-Century Modern Home Tour – 60 Years of Streng Bros. Homes”, the film features an interview with Jim Streng, and weaves archival material and contemporary photography to tell the story of chance encounters and Carter Sparks’ magic behind our beloved “Native Moderns” – Streng Bros. Homes.

How to get ready for a great 2019 Sacramento Mid-Century Modern Home Tour experience: 1) Brown Paper Ticket barcodes? Check! 2) Watch for email on 5/31/19? Check! 3) Go to your assigned address, show your barcode, get a hand-stamp and a guidebook? Check!

Are you ready?!? We’re getting excited for our upcoming tour this Saturday, June 1st! We’ve got some important and easy-to-follow tips to help you get in the door quickly and on your way to having a great tour:

  • In the late afternoon/evening of May 31st, look for an email announcement from Brown Paper Tickets (BPT) ! This is going to tell you where to start your tour.
  • This email will be sent to all ticket holders/attendees – to the email that was used to receive your BPT tickets. The email will have instructions regarding your first tour home address. It will be one of the six homes (A-F) on the map .
  • For safety reasons, we are only releasing addresses to ticket-holders/attendees.
  • Your wait in line will be shorter if the instructions below are followed!

Before Tour Day :

  • Locate your Brown Paper Ticket (BPT) confirmation email. You should have received it the same day that you purchased/received your tour ticket(s). Check the email you used to receive the tickets, as well as your “spam” folders.
  • Under 1. “Cart Overview”, you will see, “Your order contains one or more Print-at-Home tickets. If you have not already done so, please print your tickets by following this link: ( specific link to your ticket ).”

  • These homes are in residential neighborhoods, so please drive slowly and with care. Study maps and alternative routes in advance to avoid heavy traffic and difficult turns. If you can walk easily, park farther from the homes to avoid traffic and walk in.
  • Show your barcode(s) at the first home and have them scanned.
  • Get your hand stamped (for easy entry to the other five homes) and pick up your guidebook. Then enjoy the rest of the tour!

Four MCM Landmarks listed on the Sacramento Register of Historic and Cultural Resources!

SacMod is pleased to announce that the Sacramento City Council unanimously voted last night to approve all four exemplary mid-century modern landmarks for being listed on the Sacramento Register of Historic and Cultural Resources!

A bank. A courthouse. A community garden and arts center, and; An ice cream shop.

These unique Sacramento properties share a common thread: they have been a part of our collective experience for generations, and are worthy of being preserved for future generations to enjoy.

Senator Savings and Loan (now Chase Bank) is a distinctive circular 1964 building designed by Barovetto and Thomas. It is a monument to the United States’ post-WWII success. Symmetry, geometry, and elongated pillars form an impressive New Formalist style shrine — when saving for the future and investing in the community were core values.

The dramatic 1965 Gordon D. Schaber Sacramento County Courthouse and plaza features works by notable architects and artists. The building — by Starks, Jozens and Nacht (now  Nacht & Lewis ) — the landscaped plaza: by Sasaki, Walker & Associates, and; the bronze and copper Prometheus fountain by Aristides Demetrios — together form a site that symbolizes strength, unity, and justice. The building exhibits Brutalist, International Style, and New Formalist features. Generations of Sacramentans have walked through this plaza and courthouse doors to honor their civic duty.

Shepard Garden and Arts Center is a beautiful post-and-beam building from 1958 — and courtyard from 1959 — designed by Raymond Franceschi. The Center brings people from all parts of the city together to celebrate common ground and shared interests. In doing so, it enhances our community’s quality of life.

And  Gunther’s Ice Cream Established April 1940 ! Perhaps no other business has provided generations of Sacramentans as much pure joy! Jugglin’ Joe — an iconic neon sign by Electrical Products Corporation — has been busy scooping ice cream for almost 70 years. We are delighted this landmarking highlights *both* the 1949 neon sign and the Moderne and Googie style building by Koblik + Fisher.

Hayden Patriquin returns a serve during his dominant finals victory in Men's Doubles.

The Professional Pickleball Association held the second of two June back to back events, hot on the heels of last week’s tournament in Texas, by heading west to Northern California for the 2024 Veolia Sacramento Open, held at the Life Time facility in Roseville. The weather was tough on players early in the event, with on-court temperatures approaching 100 degrees, just the conditions you want for the grueling discipline of singles, but eased up for the doubles divisions on Friday and Saturday.

Staksrud returned to the podium, twice, at the Sacramento Open.

After winning last week’s Dallas event and reclaiming the #1 ranking on tour, Ben Johns took this weekend off of Singles, which gave the #1 seed back to Frederico Staksrud. Staksrud’s streak of 10 straight finals made to start the 2024 season was broken in Texas, with the controversy swirling related to his Joola Gen3 paddle perhaps distracting him (and others) on the weekend. In Sacramento, his pathway back to the finals was certainly challenging, as he had to face the drastically under-seeded #31 Hunter Johnson right out of the gate in the round of 32. From there, he downed three straight teenagers to get back to the finals; he topped the red-hot #13 Hayden Patriquin in the 16s, another up-and-coming teen in Gabriel Tardio in the quarters, then grinding out a 10,4 win over #5 Quang Duong in the semis.

The bottom half of the draw went relatively to seeds to the quarters before we saw the continued take-over of the PPA tour of two members of the “Johnson Five” as #9 JW Johnson took out #2 Connor Garnett in one quarter final and #4 Dylan Frazier topped #6 Jaume Martinez Vich in three games to set up a semifinal between doubles partners. In that semi, JW held on to top Dylan 11-7 in the third to set up a final against #1.

In the final, Staksrud ran roughshod over Johnson to win 4,5 and take back #1 in both the overall and the season-to-date/race rankings. Duong cruised past Frazier 7,1 in the bronze medal match to secure just his second ever career pro medal.

Women’s Pro Singles Recap

The tour’s two top singles players (Waters & Parenteau) headlined the draw, but a couple of top players were missing this weekend (3rd ranked Jansen withdrew, perhaps for body management with the expected heat, and 5th ranked Devidze was in Las Vegas at the World Pickleball Conference, speaking on panel sessions and conducting clinics in a pre-arranged engagement), but the rest of the top 10 was in California pushing the two top players.

Jansen’s withdrawal opened up a pathway for new PPA signing #21 Layne Sleeth to make a run; she advanced to the quarters before falling to #7 Brooke Buckner. #1 Anna Leigh Waters had to face #8 Parris Todd in the quarters and dominated 4,5 to move on to the semis. There, she cruised past Buckner 0,5 to earn yet another final.

From the bottom side of the draw #12 Dominique Schaefer went on a nice run, beating #6 Lauren Stratman in the 16s and then #4 Mary Brascia in the quarters to set up a semis match against #2 Catherine Parenteau. In that semi, Domi couldn’t take out Catherine, losing 2,9, to set up a #1 vs #2 final between doubles partners.

In the final, Waters left little doubt, dominating the tour’s second best singles player Parenteau 3,4 to claim the gold. It is her 38th career pro singles title, an astounding number for someone who just turned 18. Buckner topped Schaefer for the bronze and won her 3rd career medal on tour.

Mixed Pro Doubles Recap

The top mixed teams on tour continue to gel together and separate themselves from the rest of the pack. This resulted in a very chalk draw in Sacramento, where nearly the entire draw went according to seeds. There was just one minor upset in the round of 32 (#18 Augustus Ge & Mary Brascia taking out #16 Travis Rettenmaier & Jill Braverman), and then there was just one minor upset in the round of 16 (#9 Dylan Frazier & Hurricane Tyra Black taking out #8 Lea Jansen & Hayden Patriquin).

The #4 seeded Johnson siblings Jorja & JW ousted #6 Staksrud & Rohrabacher (which ended up preventing a Staksrud triple crown on the weekend: read onwards) in the quarters, but fell 11-9,11-9 to the top seeded Ben Johns & Anna Leigh Waters team to fall to the bronze medal match. From the bottom side of the draw, Riley Newman (thankfully back touring) teamed with Etta Wright as the #5 seeds and edged #3 Wilson & David in the quarters 11 & 10 to move on to the semis. They #2 Anna Bright & James Ignatowich a run, losing 11-9 in the third, but may have established a partnership they can both live with.

In the gold medal match, Johns & Waters showed the depth between themselves and the rest of the tour with a 5,9,0 win over #2 Bright & Ignatowich. They win their 34th PPA Mixed pro title together and continue a fantastic partnership that shows no signs of slowing down (they’ve lost together just four times in nearly 2.5 years of being partnered together).

Men’s Pro Doubles Recap

Outside observers of the Men’s Doubles draw may have done a double take at first glance: why wasn’t Ben Johns the #1 seed? Well, because his brother Collin had a prior commitment, which meant Ben playing that rare event where he’s teamed up with someone new. This week it was James Ignatowich, who has a Men’s Pro doubles gold medal from back in August but who otherwise doesn’t have a single Men’s doubles medal this season. He’s struggled for weeks with a shoulder injury and has bounced around partners. Would he take advantage of having the best left sided player in the world on his team this weekend?

As it turns out, the answer was no. The #2 seeded Johns & Ignatowich team tried to play the same tactics that Ben plays with Collin (where Collin mans a smaller percentage of the court and primarily exists to keep dink rallies going and to do resets) but was ousted in the quarters by the #6 seeds Riley Newman & Gabriel Tardio. Newman also plays a very dominant left-side, but Tardio is anything but a passive right-sided player, constantly on the lookout for attacks and counters, and the strategy worked against a clearly frustrated Johns. Newman & Tardio peaked for the weekend with this win, subsequently falling in the semis to #4 Federico Staksrud & Hayden Patriquin and losing the bronze medal match.

In the Johns’ absence, three-time defending event champions JW Johnson & Dylan Frazier were the #1 seeds, and in their typical workman-like fashion cruised into the semis of the draw without being seriously challenged. In the semis, they got stretched by the excellent #3 Tyson McGuffin & Dekel Bar team but advanced. McGuffin & Bar ended up claiming the bronze, their third medal together in the last four events and Bar’s 5th out of the last six Men’s Pro Doubles draws.

In the final, Johnson & Frazier went for the four-peat, something we have not seen in the Men’s side since four straight titles last summer from the Johns brothers. However, Staksrud & Patriquin came to play. Lined up with the aggressive Patriquin on the right hand side, the match opened with a great hands battle at the net, then settled into the expected strategic match of dinks, waiting for opportunities. A close game got away from the #1 seeds with a couple of untimely errors to lose the first game 11-7. An early lead for the #1 seeds disappeared in game two, which ended with the same score-line 11-7. Game three got away from the top seeds completely, though the third game 11-0 score-line took nearly 13 minutes of the same grinding dink battles to arrive at.

The win was monumental for both Staksrud and Patriquin: it is the first doubles gold medal for either player. The win also gave Staksrud a double for the weekend, taking both Men’s Singles and Men’s Doubles.

Women’s Pro Doubles Recap

This weekend’s Women’s doubles draw was a testament to the dominance of the #1 ranked team of Waters & Parenteau. The pair, who secured their 18th gold medal as a partnership, have just one loss in competition since joining forces for the first time in December 2022. This weekend, the pair gave up a combined 21 points across four matches and eight games to secure a spot in the final, including a 2,5 win in the semis over #7 seeds Jorja Johnson & Hurricane Tyra Black (who ended up taking the bronze).

Elsewhere in the bracket, a couple of late withdrawals gave two 30-something seeded teams opportunities to advance into the round of 16, and a 20-something seed in #22 Dominique Schaefer & Layne Sleeth to move into the quarters. The bottom half of the draw was dominated by the #2 seeds Anna Bright & Rachel Rohrabacher in a similar way to how Waters & Parenteau dominated the upper half, giving up just 22 points themselves across their first three matches to arrive at the semis. There, they topped #6 Parris Todd & Vivienne David 4,8 to secure a trip to the finals for the first time since April.

In the #1 versus #2 final, Waters & Parenteau put on a master class of dominance, crushing #2 Bright & Rohrabacher 2,1,5 for the gold. With the win, Waters secures her 26th career PPA triple crown (and 28th professionally) and edges closer to overtaking Ben Johns for the most golds in tour history.

Senior Open Competition Quick Recap

  • Men’s Senior Open Singles: It was east coast versus west coast for both the Gold and the Bronze, with split results. Washington DC area and #2 seed Paul Olin topped the #1 senior singles player Mattias Johannson for gold. Meanwhile, California-based Morgan Shephard topped Virginia Beach’s Carlos Rodriguez for the bronze.
  • Men’s Senior Open Doubles: Mike Wilson & Matthew McDonald took advantage of a semi-finals loss from the #1 seeds to take the title.
  • Mixed Senior Open Doubles: Kelly Ojeda teamed with Mattias Johansson to take the title, giving Johannsson one of each medal (gold, silver, bronze) for the weekend. They topped Julie Johnson & Paul Olin in the final, which ironically gave Olin three distinct medals for the weekend as well.

Next up for PPA tour? They’re off for a couple of weeks, then head to the awesome San Clemente facility for the 2024 Orange County Cup at the end of the month.
