Prime Minister Narendra Modi on Friday said out of the box thinking and long term planning is needed to transform the tourism sector in the country.

Addressing a post-budget webinar on boosting 'Developing Tourism Mission', PM Modi said, “In the context of India, the scope of tourism is huge and is a part of our culture and tradition since ages.”

Noting that recreational travel is no longer limited to the well-off, the Prime Minister said infrastructural overhaul and novel ways of promotion would facilitate ease of travel to places whose tourism potential has been mostly untapped.

Citing the example of the Kashi Vishwanath Dham, he said the rejuvenation of the religious site boosted tourist footfall with over 7 crore people visiting it last year.

Budget 2023 talked about selecting some tourist destinations in the country and developing those further in a competitive spirit, said the PM, adding that technology should be leveraged to this end.

“We should develop at least 50 destinations which will appear on the list for tourists whenever they think of visiting India,” he said.

PM Modi pointed out that the tourism industry should tap into the growing popularity of destination weddings. Special packages can be announced for such destinations and it would encourage people to hold their wedding ceremony in different states, he said.

The employment potential the tourism sector holds is a significant thing to be recognised and utilised, added PM Modi.

While presenting the Union Budget 2023 in Parliament, Finance Minister Nirmala Sitharaman said promotion of tourism would go into mission mode. The Ministry of Tourism was allocated Rs 2,400 crore in the budget and a slew of measures were announced for promotion and branding.

A few of these measures are the development of 50 new tourist destinations, creation of an information-driven app for tourists, Vibrant Village Programme to encourage tourism in border villages, and setting up of ‘Unity Malls’ in state capitals to promote local handicrafts and products. Country overview: More than 150 hotels in the pipeline across India [Infographic]

Our researchers have scanned the TOPHOTELPROJECTS construction database for upcoming hotel openings in India – and found no fewer than 155 schemes in the works.

India’s hotel market is looking promising with 155 projects and 23,546 keys under development, according to our figures. We take a closer look at the upcoming launches and highlight the ones to watch.

India’s hotel openings by year

On current evidence, 2021 is looking like it’ll be a busy year, with 61 hotels and 9,145 keys on the cards. 18 of them are already in the pre-opening phase. Next year is looking a bit slower, with 31 planned openings due to bring 4,320 new rooms.

For 2023, there are only 19 projects with 3,112 keys on the books right now. Then for 2024 and beyond, another 44 launches and 6,969 rooms have been pencilled in.

Of the 155 new hotels, 85 will be in the four-star category, while the remaining 70 are targeting the five-star market.

Top urban growth markets in India

The tech hub of Bengaluru will see the largest number of new properties open in the coming years – 14 new hotels with 2,983 keys are planned here.

By way of comparison, eight launches with 1,537 rooms have been earmarked for the historic city of Jaipur, known for its many ancient rose-coloured palaces, mansions and temples.

The megacity of Mumbai on India’s western coast, incidentally, will get six additional properties with 1,755 keys.

Key hotel brands expanding in India

Remarkably, three different hotel flags share top spot in our rankings of India’s most active brands, with 12 new hotels apiece – Radisson Hotels & Resorts , Holiday Inn Hotels & Resorts and Vivanta by Taj.

In terms of room count, however, Radisson leads the way with 1,656 new rooms on its development slate. Holiday Inn will add 1,565 keys to its offering, while Vivanta will grow by 1,506 rooms.

Hotel projects in India to keep an eye on

MBD Zephyr Bengaluru will open in the city’s business suburb of Whitefield in Q2 2021. The palatial 301-unit property will offer both hotel rooms and serviced apartments, as well as several speciality restaurants, a spa and 24,000 sq ft of convention space.

Meanwhile, InterContinental Bengaluru Whitefield is another interesting opening in the same neighbourhood. Targeting a Q1 2022 debut, this 265-key scheme is located in the suburb’s bustling centre, where it’ll offer various dining options, banqueting facilities, meeting rooms and vast outdoor spaces – perfect for hosting large events like weddings.

And further north, The Ritz-Carlton Mumbai will soon offer 238 luxurious rooms overlooking the Arabian Sea. Here, guests will be able to enjoy an ocean-view bar, two specialty restaurants, a spa and other leisure facilities. Created by Tonychi Studio and KPF Architects, the hotel should prove more than capable of accommodating the high-profile events and society weddings that Mumbai’s famous for.

Infusing the experience of India with a renewed sense of vigour, the Union Budget 2023-24 announced key measures that will be undertaken to harness the immense potential of the tourism sector. Remarkably recovering from the pandemic, travel assumed pre-pandemic levels in March 2022, given higher vaccination rates and an overall effective management of the pandemic. The Economic Survey stated that hotel occupancy rate in November 2022 stood at around 68-70 percent, completely recovering the average pre-pandemic level of 2019-20.

Envisioning holistic development of at least 50 destinations, which will be selected through challenge mode, the Hon’ble Finance Minister announced a revamping of all known vectors of tourism—physical connectivity, virtual connectivity, tourist guides, food streets and tourists’ security. Incorporating digitality, an App to enhance tourists’ experiences was announced. In the arena of eco-tourism, the ‘Amrit Dharohar’ Scheme is set to promote the conservation and enhancement of wetlands.

The ‘Dekho Apna Desh’ initiative urges the middle class to explore the India opportunity over international tourism. Sector specific skilling and entrepreneurship development are key enablers in the zone under this initiative. The ‘Swadesh Darshan Scheme’ was also deliberated upon to ensure integrated development of theme-based tourist circuits. Extending progressive tourism facilities to border villages, the Vibrant Villages Programme was highlighted.

The curation of ‘Unity Malls’ is an interesting concept. The Budget calls on States to set up a Unity Mall in their state capital or their most prominent tourism centre or the financial capital. The aim is to foster a culture that is conducive to the marketing and promotion of state-specific products under the One district, One product-Districts as Export Hubs (ODOP-DEH) Initiative along with GI products and other handicraft products.

Promoting tourism on a mission mode, the Budget follows the Union Minister of Tourism G. Kishan Reddy’s launch of the ‘Visit India Year 2023’ campaign to encourage inbound travel to the country which is currently chairing the G20.

Govt launches ‘Visit India Year 2023’ to boost tourism sector

New Delhi: Aiming to boost the tourism sector in India, especially after the COVID slowdown, the Union Government has been launching a slew of initiatives towards it. On Thursday, Centre launched ‘Visit India Year 2023’ programme, which aims to develop tourism in mission mode and “to accelerate India’s rise towards world leadership in the tourism sector”.

This initiative further aims to unfold the untouched aspect of Indian heritage and culture through India as 365 days destination. It highlights fascinating destinations and regions like the rich offerings of Northeast India and propagates newer ways to explore India with a spectrum of spiritual corridors, adventure trails and much more. Also, inviting the world to participate in India’s festivals, seamless integration with state tourism brands for uncovering unique attractions and accelerating India’s position as a business-ready ‘Meetings, Incentives, Conferences and Exhibitions tourism’ (MICE) destination.

On the other hand, boosting tourism in India is also significant as the country assumed the Presidency of G-20. The government has been holding various programmes across the country. It also sees a broad movement of both foreign visitors, as well as, domestic visitors to various cities. Earlier, the tourism minister G Kishan Reddy also claimed that despite the severe effects of the pandemic on the tourism sector, India saw a boost in foreign tourist arrivals in 2022.

As the centre also announced to promote rural tourism, a communique mentioned, “Visit India Year campaign will highlight India’s commitment to sustainable and rural tourism. It will propel India as a seamless, modern and smart tourism destination.”

The government also launched a ‘Best Tourism Village Competition’ to select the best tourism village from across the country and also a new website to promote rural tourism. The competition will be held in three stages and will seek entries at the district level, state level and finally at the national level. The evaluation criteria have been aligned with the Sustainable Development Goals (SDGs).

The Tourism ministry is also going to organise its first Global Tourism Investor Summit during May 17-19, this year to showcase investible projects and opportunities in the tourism and hospitality sector in India to domestic and international investors. Here, the centre also confirmed that the states and ministries will present their policies, incentives and investible projects to potential investors from both the country and abroad. The ministry has also set up a portal to provide information to investors on policies and projects across the states.

While speaking to the media persons here the tourism minister emphasised on the budget has provided great momentum to the development of the tourism sector, which holds huge opportunities for jobs and entrepreneurship for youth. “The country offers an immense attraction for domestic as well as foreign tourists. There is a large potential to be tapped into tourism. Promotion of tourism will be taken up on mission mode, with the active participation of states, the convergence of government programmes and public-private partnerships,” Reddy mentioned.

“Sector-specific skilling and entrepreneurship development for tourism and hospitality will be pursued by the ministry to support the ‘Dekho Apna Desh’ initiative,” he added.

Ministry officials also confirmed that the ministry has accordingly initiated action to prepare plans for the implementation of the budget proposals for the promotion and development of the tourism sector in the country.

He launched a unique initiative ‘Best Tourism Village Competition Portal’ and Rural Tourism Portal. The Global Tourism Investor Summit 2023 portal was also launched on the occasion.

The Ministry of Tourism is organizing 1 st Global Tourism Investors’ Summit during 17-19 May 2023 to showcase investible projects and opportunities in tourism and hospitality sector in India to domestic and international investors. This is being organised in the backdrop of India’s G20 Presidency this year.

India is also observing ‘Visit India Year 2023’ on which a presentation was made. In order to develop tourism in mission mode and to accelerate India’s rise towards world leadership in tourism sector, the Ministry of Tourism has launched Visit India Year 2023. It is a unique, collective movement that invites the world to explore India during 2023 - a historical year of India’s G20 presidency as well as grand celebrations of India@75 Azadi ka Amrit Mahotsav.

On the occasion, the Union Minister of Tourism, Shri G. Kishan Reddy also interacted with Media on several key achievements of the Ministry of Tourism during the last few years and future strategy for promoting tourism in the country.

Shri Reddy highlighted the whole of government approach followed by the Government in promoting and developing tourism sector in the country with focus on connectivity, civic infrastructure, tourist amenities and soft infrastructure.

He said that the country is taking a new flight of development with the mantra of “Vikas Bhi aur Virasat bhi” under the guidance of Prime Minister.  India is seeing a rapid revival of Foreign Tourist Arrivals post Covid  and India will soon become a major destination of the world with the Whole of Government approach policy.

The Union Minister further said that in 2014, 76.8 lakh foreign tourists had come to India and in 2019 this number stood at 1.09 crore before Covid. Despite tourism being the most affected sector due to Covid, but still in 2022 this number has increased to 61 lakh. Union Minister also said that one crore foreign tourists are expected to visit India this year.

Shri Kishan Reddy also spoke about the phenomenal spurt in domestic tourism. Giving the example of Jammu and Kashmir, he said that in 2022, J&K received a staggering 1.84 cr tourists breaking all previous records since Independence.

He informed that the Government, for the first time focussed on the development of spiritual destinations and PRASHAD (National Mission on Pilgrimage Rejuvenation and Spiritual and Heritage Augmentation Drive) scheme was launched by the Ministry of Tourism in 2015. Till date, under PRASHAD scheme, a total of 45 projects for an amount of Rs.1586.10 Crore have been sanctioned.

He further informed that the Ministry of Tourism introduced Swadesh Darshan scheme in 2014-15 with focus on integrated development of theme-based tourist circuits in the country. 76 projects were sanctioned for an amount of Rs.5315.59 Crore under various themes such as eco, heritage, Himalayan, coastal theme etc. The Scheme has now been revamped as Swadesh Darshan 2.0 with the objective to develop sustainable and responsible tourist destinations in the country. The Ministry has selected 50 destinations for development in the country.

The Ministry of Tourism has also sanctioned 51 projects for an amount of Rs.737.89 Crore from 2014-15 to 2022-23 under Assistance to Central Agencies scheme for various projects such as sound and light show, development cruise terminals, border tourism projects such Attari Post Tourism Infrastructure, Tanot Post Tourism Infrastructure etc.

He informed that the Ministry of Tourism sanctioned 59 tourism routes under Regional Connectivity Scheme (RCS) UDAN-3 to provide better connectivity to important tourist places including Iconic sites. Out of this, 51 are already being provided viability gap funding, he said.

The Ministry is also working with Ministry of Road Transport and Highways to improve the road connectivity to various tourist destinations and setting up of wayside amenities. 

Ministry of Tourism is also working with Ministry of Ports, Shipping and Waterways to promote cruise tourism both in oceans and inland waterways and has funded several cruise terminals projects. The Ministry is working with Ministry of Environment, Forest and Climate Change for promotion of wild life tourism and eco-tourism and has funded several projects under Swadesh Darshan Scheme.

The Ministry of Tourism has been working very closely with Ministry of Home Affairs and Ministry of External Affairs for easing of the Visa Regime in the country to facilitate seamless travel. The Ministry strongly supported launch of e-Visa regime on 27.11.2014 and subsequently e-Tourist Visa. It was initially introduced for 46 countries, which provided a major boost to inbound tourism. At present, the e-Tourist visa facility is available for the nationals of 165 countries. Post pandemic, the Government also announced 500,000 free visas to the tourists. The Ministry of Tourism, in association with the Ministry of External Affairs, has appointed Tourism Officers in 20 countries in 2021, who will promote Indian tourism in those countries.

During 2019, there was reduction in tax on hotel rooms with tariffs of ₹1,001 to ₹7,500/night to 12%; those above ₹7,501 to 18% to increase India’s competitiveness as a tourism destination vis-à-vis other competing markets in the region.

He also highlighted that the Ministry has introduced several IT based reforms and electronic portals were set up for hotel classification and travel trade recognition. These has been further revamped into National Integrated Database of Hospitality Industry (NIDHI), a technology driven system for providing services to Hospitality and travel industry.

The Minister further informed that the Government introduced International Tourism Mart (ITM) in 2014 with focus on promoting tourism in North Eastern region.

The Government has further formulated “a Coordinated Strategy for Revival of India as a Global Centre of Buddhist Culture and Tourism with Special Focus on Bodhgaya”. Inauguration of Kushinagar Airport will further boost Buddhist tourism in the country and the Ministry of Tourism in collaboration with IRCTC organized a Buddhist Circuit FAM Tour and Conference from 4th - 8th October 2021 at Bodhgaya and Varanasi.

The Ministry of Tourism launched the Dekho Apna Desh initiative in January 2020. More than 150 webinars have been conducted so far.  

Talking about skill development initiatives of the Ministry, the Minister informed that the Ministry of Tourism is imparting hospitality and tourism education to our youth through 21 CIHMs, 28 SIHMs, 12 FCIs and one IITTM with four regional centres apart from Indian Culinary Institute and National Council for Hotel Management and Catering Technology and Indian Institute of Skiing & Mountaineering (IISM) Gulmarg.

Keeping in view the role of youth in all spheres of nation building, the Ministry of Tourism has launched a program for Yuva Tourism Club across the country to engage youth with tourism. It will provide youth with better understanding of their culture, heritage and tourism by engaging in a variety of activities. It will also create awareness about the career opportunities in the field of tourism and hospitality.

Developing Tourism in Mission Mode

Under India’s G20 Presidency since 1 st Dec 2022 and in the backdrop of Azadi Ka Amrit Mahotsav, the Government has resolved to develop tourism in mission mode with focus on convergence and public private partnership.

Under India’s G20 Presidency more than 200 meetings are being organized at 56 locations which will give unprecedented opportunity to these destinations to come on the tourism world map.

India will consolidate the gains from transformation in connectivity and infrastructure, growing economic power and tremendous improvement in the framework conditions for growth of tourism in the country to promote and develop tourism in mission mode during Amrit Kaal. It has set out a vision to make India one trillion USD tourism economy by 2047 with 100 million international visitors.

Ministry of Tourism has formulated Draft National Tourism Policy. The National Tourism Policy is part of the vision of New India on high trajectory of growth and prosperity. The new Policy is a holistic framework for sustainable and responsible growth of tourism sector in the country. The Policy aims at Improving framework conditions for tourism development in the country, supporting tourism industries, strengthening tourism support

Visit India Year campaign will highlight India’s commitment to sustainable & rural tourism. It will propel India as a seamless, modern and smart tourism destination.

Thanks to several efforts by the Ministry of Tourism in close collaboration with various stakeholders, a total of 105 projects worth US$960 million have been sanctioned under the Swadesh Darshan and PRASHAD Schemes. The initiatives aim to strengthen India’s position as a global tourism destination. Earlier this year, India had climbed up six ranks to rank the 34th position on the Travel and Tourism Competitiveness Report out of 140 countries. 

Some of the mechanisms to seek synergy with different stakeholders include: 

  • The National Conference of State Tourism Ministers to discuss the development of tourism sector 
  • The National Tourism Advisory Council as a think tank of experts from tourism to advise the Ministry
  • The Inter-Ministerial Coordination Committee on Tourism Sector (IMCCTS) helps resolve inter-Ministerial issues
  • Periodic meetings to take inputs from stakeholders in the tourism sector about developments in the space

To further adventure tourism in India, the Ministry of Tourism has also classified 31 activities under land-based, water-based, and air-based sectors under the revised Indian Adventure Tourism Guidelines. Adventure tourism activities take place at various spots in India, and is carried out under the supervision of state governments. The Ministry of Tourism provides Central Financial Assistance to state governments under various schemes for the development of infrastructure for adventure tourism.

The Ministry of Tourism promotes India as a holistic destination to boost tourism in the country. Some of the initiatives implemented to further this are:

  • The Swadesh Darshan Scheme, to develop theme-based tourist circuits
  • The National Mission on Pilgrimage Rejuvenation and Spiritual Heritage Augmentation Drive (PRASHAD) Scheme for holistic development of identified pilgrimage destinations
  • The Adopt a Heritage Project for development and maintenance of heritage sites
  • Development of niche tourism products to attract tourists with specific interests 
  • Launch of 24×7 Toll-Free Multilingual Tourist Helpline
  • Promoting India as a holistic tourism destination through the Incredible India 2.0 campaign, including revamping the website
  • Providing an e-Visa facility in five subcategories for nationals of 169 countries
  • Launch of the Incredible India Tourist Facilitator Programme on a digital platform 
  • Lowering of GST on hotels rooms to increase India’s competitiveness as a tourism destination.

A total of 77 projects amounting to US$850 million and 28 projects amounting to US$ 118 million have been sanctioned under the Swadesh Darshan Scheme and PRASHAD Scheme respectively.

12 new projects approved to turn Visakhapatnam into a Tourism Hub

A number of projects have been approved by the AP State Government in the Cabinet meeting, which will make Visakhapatnam a Tourism Hub of the country in the years to come. Vizag will have 12 new projects, the majority of which are about the beaches which are loved by all the tourists who visit Vizag. Ten beaches at the stretch from Kailasagiri to Bhogapuram will be developed. Some of the other developments include a beach corridor, a new road from Kailasagiri-Bhogapuram, an Aeropolis at Bhogapuram airport, a Floating restaurant, Jetties at three beaches, renovation of Buddhist sites, 120m high sky tower, Tunnel aquarium, renovation of Indira Gandhi Zoological Park and luxury resorts at Annavaram village.

According to the Special Chief Secretary (Tourism and Culture) to Andhra Pradesh, Dr. Rajat Bhargava IAS, the vision of the Andhra Pradesh Government is to develop the city into a premier world-class tourist destination through luxury resorts, MICE centres, adventure parks and other tourism infrastructure.

About 10 beaches were identified along the Beach Corridor from Kailasagiri to Bhogapuram which will be developed. Beaches include Sagar Nagar, Thimmapuram, Mangamaripeta, Chepala Uppada, INS Kalinga, Erramatti Dibbalu, Bheemunipatnam, Nagarampalem Annavaram and Kancherupalem. The identified beaches will have washrooms and changing rooms, drinking water, food courts, first aid and CCTV Control Room, safe swimming zone and water treatment plant.

A new road from Kailasagiri-Bhogapuram:

Cabinet approved for construction of the road from Kailasagiri in Vizag to Bhogapuram. This route will be 19 kilometres long. Approximately six to eight-lane roads are being planned for the route. The construction planning is being taken up to develop locations aligned to tourist attractions. The corridor is blessed with exotic beaches, green hills, heritage sites and lots of leisure opportunities for development.

Vizag Aeropolis at Bhogapuram Airport:

On the lines of Delhi Aerocity, Vizag will have Aeropolis in about 400 acres near Bhogapuram Airport. This would be offset with an IT Tower, Skill University and a Robotics Centre. The Aeropolis will cater to business travellers and also be a hub for commercial activity. The development will be under PPP mode in collaboration with private players by the Andhra Pradesh Tourism Authority. This is one of the most exciting tourism projects in Visakhapatnam as we are all awaiting the day when the new International Airport becomes operational.

Beach Corridor:

The main objective of the project is to develop a green-field road (Beach Corridor) connecting the new international airport at Bhogapuram (entry point) and Bheemunipatnam (endpoint of R&B Road). This project cost is Rs 1021 crore proposed in an area of 570 acres. The project will provide alternate connectivity on the parallel road from Ranasthalam to Anandapuram which eases traffic congestion of the NH-16 section. The Beach Corridor project will be a ‘hospitality district’ with world-class accommodation facilities (beach resorts/ hotels) for visitors, amusement parks, eco-tourism, swimming pools, water sports avenues, food courts, shopping malls, fisheries along the corridor. The beach corridor will have hanging bridge/suspension bridges over the river Gosthani at 2 locations.

Jetties at three beaches:

Jetties are proposed to be developed at 3 beaches – Bheemili Beach, Annavaram Beach and Bhogapuram Beach. These jetties will protect the shorelines of the above-mentioned beaches.

Floating Restaurant:

The implementation of a floating restaurant, in the Bangladeshi vessel MV Maa which ran aground in last year’s cyclone to the shores of Vizag, is also being undertaken in this project. The vessel had stalled at Tenneti Park and ever since then, the place had been under the spotlight for every Vizag resident. Now, the construction of the floating restaurant has been undertaken and soon it will be a reality. The project will have Banquet Halls, 30 rooms, and a Multi-Cuisine Restaurant. With an estimated cost for the project of Rs 10.50 crores including the purchase of the ship and renovation and remodelling, the proposal has already been approved and APTDC is taking steps to acquire the ship.

Development of Buddhist sites:

Thotlakonda and Bavikonda are prominent Buddhist sites in the State and draw thousands of tourists from across the country. The project will have a meditation centre, sound and light show, museum and interpretation centre, amenities and facilities. Thotlakonda is planned to be developed as a cultural hub with adventure sports towards the seaside. This is one of the most important tourism projects as we want the Heritage of Vizag to stay forever.

120m High sky tower:

Development of 120m high Sky Tower with mini–Amusement Park at Kailasagiri under PPP mode. The project components include Sky Tower with a height of 120m (Typhoon grade) as an anchor attraction, a small amusement rides cluster, few innovative recreational attractions, a food court and party area, trackless road trains from the parking area. This will be with an estimated investment of Rs 85 crores under Tourism Policy 2020 – 2025.

Tunnel Aquarium:

Development of Tunnel Aquarium at Thotlakonda Beach is under PPP mode The project to be developed with Rs 163 crores will have a theme of Indian Ocean, Pacific Ocean, Shark Lab, Shipwreck Theme, Indian Rivers, Get-in-touch, Mediterranean cave, Tunnel Reef Restaurant, Green Photo facility, Souvenir shop, Food courts and Lecture Halls for training and education.

Upgradation of the Zoo:

Indira Gandhi Zoological Park (IGZP) is the third-largest zoo in terms of area in India. It is one of the major tourist destinations in the city of Vizag. It was approved to modernize and upgrade IGZP, with an estimated cost of Rs 137.60 crores. The project will have Animal Enrichment, Zoo Visitor amenities improvement, Administrative buildings, Veterinary Hospital and development around the entrance including parking.

In the Animal Rescue Centre (ARC), there will be the creation of new animal enclosures, repairs and renovation of Lion Safari, renovation of Deer Safari, the establishment of a Quarantine facility. ARC will have additional animal enclosures, landscape-level conservation. As far as eco-tourism goes, this is one of the most critical projects to maintain the natural beauty of Visakhapatnam.

Development of Bheemili:

It was approved to develop Bheemili Promenade on the lines of RK Beach. The promenade will have Breakwater structures, seating areas, amenities and utilities, beach shacks, walking paths, cycling tracks, beach furniture, kiosks and food stalls, signages, parks, sculptures, water sports and amphitheatres. Marina with jetty and passenger terminal projects will be undertaken at Bheemili Beach, to pave the way for Cruise Tourism in Visakhapatnam. Dutch Era monuments will be renovated.

Development of Luxury Resorts at Annavaram Village:

In about 200 acres of land at Annavaram Village, Bheemili Mandal, a luxury tourist destination is ready. The new project will have a luxury resort in 30 acres, a luxury resort in 35 acres, a Luxury hotel in 15 acres, a World-class convention centre in 35 acres, a mini-golf course in 25 acres, beachfront development, parking and landscaping in 60 acres.

The Indian hospitality industry has been growing rapidly in recent years, with the demand for high-quality accommodations and dining experiences on the rise. As a result, the hospitality sector is currently witnessing several upcoming projects in India that aim to cater to this increasing demand. The construction industry is a crucial player in these projects, as they work towards creating world-class facilities and infrastructure for these hospitality ventures.  Biltrax Construction Data has identified and is tracking over 285 hospitality projects across India. These projects have a combined expected built-up area of 96.84 Million SqFt and are estimated to cost INR 36,077 crore in construction value.

In this article, we will take a closer look at some of the top upcoming hospitality projects in India and how they are shaping the construction industry.

1. Deltin Town, Dhargalim, Goa

The Goa State Environment Appraisal Committee has granted terms of reference to Delta Corp for its integrated resort-cum-casino township project in Dhargalim, Goa. The committee has asked the company to conduct an environment impact assessment study and submit details of each building, land environment, and socio-economic implications of the project. Delta Corp has also been told to use renewable energy, prepare a disaster management plan, and submit data on trees to be felled for the project. The project is expected to be completed by 2027 and will include hotels, convention centres, retail areas, a water park, and banquet facilities. The proposed hotel project is expected to be constructed at the cost of INR 1,765 crore.

2. Prestige DB Marriott Marquis, New Delhi

In 2009, DB Realty acquired the development rights on a 7.7-acre piece of land in Aerocity, located near Indira Gandhi International Airport. A decade later, in 2019, DB Realty signed an agreement with Prestige Group and Marriott International to develop two high-end hotels on the property. The hotels were named Marriott Marquis and St. Regis, and the construction involved building six basements, a ground floor, and seven upper floors. The construction cost for this project was reported to be approximately INR 1,253 crore.

3. Hotel Complex & Convention Centre, New Delhi

The DIAL Aero City in Delhi is set to host one of India’s grandest hotels and convention centres. In 2009, DB Realty secured the 7.7-acre plot from Delhi International Airport (DIAL) through an auction for INR 400 crore. The upcoming hotel is slated to be one of India’s most significant, boasting 932 rooms, office spaces, and a business centre alongside a convention facility with a seating capacity of 20,000. The Hospitality District of Indira Gandhi International Airport in New Delhi will accommodate the development, which will span a total built-up area of approximately 3.5 million SqFt. The total estimated cost of this project is INR 1000 crores.

4. Gaurs Runway Suites, Noida

The Gaurs Group, a renowned developer, is working on a high-rise hotel project named Gaurs Runway Suites in Noida. The tower will consist of four basement levels, a ground floor, and 15 upper floors. The first to eleventh floors will be designated for suites, while the twelfth floor will feature suites and services. Additionally, there will be a twelfth-A floor with suites, a club, an infinity pool, and a landscape party terrace for residents and guests to enjoy. The construction cost for this project was reported to be approximately INR 911 crore.

5. Century Square Phase 2, Bangalore

Century Real Estate Holdings Private Limited is developing a new mixed-use project named Century Square Phase 2 in Byatarayanpura village, Bangalore. The project comprises two blocks, with Block 1 serving as the hotel block and Block 2 serving as the office block. Block 1 will feature 3 basement levels, a ground floor, and 17 upper floors, while Block 2 will have 4 basement levels, a ground floor, and 17 upper floors. The total estimated cost of this project is INR 807 crores.

6. IECC 5 Star Hotel, New Delhi

The India Trade Promotion Organisation (ITPO) and India Tourism Development Corporation Limited (ITDC), both government entities, have collaborated to develop a 5-star resort at the Integrated Exhibition cum Convention Centre (IECC) in New Delhi. The project aims to enhance the tourism sector and will offer a luxurious experience to guests visiting the IECC. The proposed hotel project is expected to be constructed at the cost of INR 700 crore.

7. Chalet Expansion of Renaissance Hotel, Powai, Maharashtra

K Raheja Corp, a well-known developer, is leading the expansion of the Chalet Hotel, in collaboration with private client Chalet Hotels Limited (CHL), at CST no. 71/A, village Paspoli, Saki Vihar Road, Powai. The proposed expansion project will cost INR 602 crores and will include two hotel buildings. Hotel Building No. 3 will comprise Lower Basements, Upper Basement, Mid Upper Basement, Ground Floor, 9 Podiums, and 20 Typical Floors, while Hotel Building No. 4 will have 2 Basements, Ground Floor, 5 Podiums, and 14 Typical Floors. This project aims to expand the star category of the hotel and enhance the guests’ experience at the Chalet Hotel.

8. Fairmont Shrem Hotel, Marol, Maharashtra

The proposed Fairmont Shrem Hotel in Marol, Maharashtra is a project by the Shrem Group’s subsidiary, Shrem Airport Hotels Pvt. Ltd., who are the developers of the project. The hospitality management services for the hotel will be provided by Accor Hotels. The project will cost INR 558 crores and will involve the construction of one hotel building at CTS No. 1405 (part) of Village Marol, Andheri (E), Mumbai. The hotel building will comprise 3 Basements, a Ground Floor, and 11 Upper Floors.

9. Eco-Tourism Resort, Long Island, Andaman and Nicobar

The Eco-Tourism Resort project at Long Island, Andaman & Nicobar Islands involves the construction of a premium island resort at Lalaji Bay. The project is being developed under a Public-Private Partnership model, with a concession period of 75 years, which includes a maximum of 4 years for the construction period from the Appointed Date. The project is estimated to cost INR 391 crores and will feature resort rooms, a flying jetty, and a desalination plant with seawater intake and outfall arrangements with a capacity of 240 KLD. The resort aims to promote eco-tourism in the region while offering a luxurious and sustainable hospitality experience to guests.

10. Chalet Hotel, New Delhi

Chalet Hotels Limited (CHL) is planning to invest INR 350 crores in the development and operation of a five-star deluxe hotel with approximately 350 to 400 rooms at Delhi Airport T3. The aim of the project is to provide hospitality services to travelers at the gates of the International Terminal, making it more convenient and accessible for them.

Deutsche Bank  said they were a bit surprised at the  ALIS  conference as they realized their views on 2023 RevPAR and margins were more measured than what they sensed from the companies. Most management teams did not seem all that moved by the spate of corporate layoff announcements.  DB said they still are more skeptical  that corporate travel budgets won’t be reduced in conjunction with layoffs, even if it takes a while to show up in the weekly and monthly numbers. While management teams have a different view than DB, so does their peer sell side group as consensus is baking in about 75bps of margin expansion and DB said that feels aggressive to them.

New York City’s  latest plans to  crack down on illegal short-term rentals , possibly removing as many as 10,0000 Airbnb listings later this year, is sparking furious debates about housing, hotels, the tourist market and residents’ rights. The new rules will hit those New Yorkers who make extra income by hosting, renting out apartments on Airbnb and similar platforms but flout city laws, reported the Guardian .

Skift Note : Short-term rentals and vacation homes grew in popularity during the pandemic, but data from AirDNA shows that interest is losing momentum. “Data from AirDNA show revenue per available room for U.S. short-term rentals is forecast to decline this year from a year earlier after many years of growth,” reported the Wall Street Journal .

Despite projections of persistent inflation and a moderate economic recession,  CBRE’s November 2022 Hotel Horizons  forecast calls for a 5.8% increase in revenue per available room, or RevPAR in 2023, up from CBRE’s previous forecast of a 5.6% increase. Inflation is helping. Luxury and upper-upscale properties have lagged due to their dependence on individual corporate and group demand. Many may not see a RevPAR recovery until the end of 2023 across 65 of the largest U.S. markets. At the end of the spectrum, the leisure-centric destinations of Savannah, Miami, St. Petersburg and the Coachella Valley in California are forecast to exceed their 2019 RevPAR levels by more than 20% in 2023.

The Oberoi Group of Hotels  entered a Memorandum of Understanding with the Andhra Pradesh Tourism Department to construct a 7-star hotel in Tirupati in India, New India Express reported . The tourism department formally handed over 20 acres of land parcel on Zoo Park road near Alipri to the Oberoi Group on a lease-cum-rent basis. The Oberoi Group also discussed interest in constructing 7-star hotels at Gandikota, Visakhapatnam, Pichchukalanka and Horsley Hills. Bheemili , one of the most visited and upcoming tourist destinations near  Visakhapatnam in India  will soon have a seven-star facility from Oberoi Group. Sources said the Andhra Pradesh Government has agreed to allot 40 acres of land for the construction of the hotel and other facilities. The new Oberoi will be 25 km from the new  upcoming Bhogapuram Airport and will cost 350 crores to develop.

Commonwealth Hotels  and  Homewood Suites by Hilton  announced the “topping off” of its new hotel in  Newport, Kentucky . The  Homewood Suites Newport Cincinnati  is projected to be up and running by mid-summer. The 5-story, 133-suite hotel is developed and owned by Corporex. When completed, the new Homewood Suites Newport Cincinnati will provide a rooftop bar and a fitness center.

IHG Hotels & Resorts  announced the opening of the  Holiday Inn Chicago O’Hare Airport . Located in Chicago, Illinois, the 139-room hotel offers 3,623 square feet of meeting space, a business center, a fitness center, and an onsite restaurant. The Holiday Inn Chicago O’Hare Airport is owned by  Gateway Rosemont   LLC  and managed by  Hostmark Hospitality Group .

KSL Capital Partners , through a 2018 strategic partnership with Australian luxury lodge operator Baillie Lodges, bought Huka Lodge in the Lake Taupo region of New Zealand’s North Island in 2021, said a CoStar report. They also recently went offshore to acquire the Clayoquot Wilderness Lodge on Vancouver Island, Canada and Chile’s Tierra Hotels.

STR , the gold standard for hotel performance benchmarking, reported  China hotel RevPAR  for the week ended January 28 th  was up 177.8% year over year. When compared with the same week in 2019, China hotel RevPAR was up 66.6%. Helping the year over year and 2019 comparison results was the timing of Chinese New Year – January 22, 2023 versus February 1, 2021 and February 5, 2019.

OAG data  suggests Southeast Asia was still missing 35% of flight seat capacity during the last week of January 2023 compared to the same week in 2019. Six months ago that was 50% but it shows the time it takes to get air infrastructure back in place.

Dusit Hotels and Resorts  will add 14 hotels and resorts to their portfolio this year across  China, Greece, India, Japan, Kenya, Nepal and Thailand . Dusit, based in Thailand, has more than 60 properties in their pipeline, expected to open within the next three to four years.

Atharva Hotel Superfluities India Private Limited, marketed as  Atharva Hotels & Resorts , has embarked on an ambitious plan to put into operation more than 5,000 hotel rooms under their management. Their first step in that direction was the announced of their first hotel in association with IHG Hotels & Resorts under their Voco Hotels banner in  Gurugram, India .

Bullet Train

The National High-Speed Rail Corporation launched the very first bullet train project in India that runs between Mumbai and Ahmedabad. Although the project was initially supposed to start in April 2020, there were substantial delays in the construction but recent reports suggest that the project will most likely be completed by 2027. 

The 352 km stretch between Mumbai and Gujarat is reportedly going to become functional in 2027. A small stretch of 50 km between Surat to Bilimora will be completed by 2026.

The Central Vista Redevelopment project is an ongoing revamping and redevelopment project that happening at Central Vista, which is the central administrative area in India and is located in New Delhi’s Raisina Hill. 

Under this project, the primary objective is to promote the long-term sustainability of the infrastructure, protect the heritage buildings and improve the public space. It is an ongoing project under Aatma-Nirbhar Bharat.

3. BharatMala

Another important mega project in India that needs to be highlighted is the Bharatmala project, which is focusing on the development and construction of tunnels, roadways, elevated corridors, flyovers, interchanges, bypasses, overpasses, etc. to improve the efficiency of the National Corridor in India, including the Golden Quadrilateral and the North South – East West corridors. 

According to current reports, the work on Phase-I of the Bharatmala is estimated to be completed by the end of 2026. The overall cost of the project has now increased to INR 8.5 lakh crores.

4. SagarMala

The Sagarmala is a proposed and ongoing mega project under the Government of India that focuses on improving the overall logistics in the country. Under this project, the country will have a better way to utilize and maximize the potential of the waterways and the coastline in the country. 

This is set to promote direct and indirect port-based development, especially when it comes to goods transported from one port to the other more swiftly and efficiently without any bottlenecks.

5. Dedicated Freight Corridors

If you are entirely clueless, the dedicated freight corridors in India include a network of all the broad gauge freight railway lines that are only dedicated to freight trains and their services. The integration of this mega project in India streamlines the functions of the freight trains and makes the entire process a lot faster and effortless. 

There are six major sections of dedicated freight corridors in India, including the western dedicated freight corridor, eastern dedicated freight corridor, east-west dedicated freight corridor, north-south dedicated freight corridor; east coast dedicated freight corridor, and southern dedicated freight corridor.

6. Delhi-Mumbai Expressway

Delhi Mumbai Expressway

The Delhi-Mumbai Expressway is an under-construction access-controlled expressway that covers a distance of 1350 km and consists of 8 lanes. This expressway will connect the country’s capital city, Delhi with the country’s financial hub, Mumbai. The foundation of this project took place on March 08, 2019. 

The availability of the 8-lane divide in the expressway is expected to cut down the travel time from 24 hours to 12 hours. Furthermore, land for additional four lanes will be reserved for further expansion in the future once the expressway becomes functional. This is one of the most ambitious Future Megaprojects in India that make an impact on India’s economic growth.

7. Chenab Railway Bridge

Chenab Railway Bridge

The Chenab Railway Bridge is crowned as the world’s higher rail bridge that’s built around 358 m above sea level. The bridge covers the expanse of the Chenab River and is an arch bridge made of steel and concrete that covers a distance of 42 km between Bakkal and Kauri. 

The base support of the bridge was completed in November 2017 and the final bridge was completed and inaugurated in August 2022. The deck height of this bridge is 359 m and the entire bridge length is 1315 m. The project was undertaken by the Northern Railway. The bridge has an arch shape with two ribs that are designed from large steel trusses.

5G

5G Services are finally available in India and the same was formally launched by the country’s Prime Minister, Shri Narendra Modi on October 01, 2022. The same was unveiled at the India Mobile Congress and networks like Airtel and Jio have already launched their 5G services and made them accessible to their users for further usage. 

The integration and availability of the same will streamline the whole process of communication and networking, especially in the rural parts of India where communication issues are quite prevalent. India is on its journey towards massive digitization.

9. DMIC – Delhi Mumbai Industrial Corridor

DMIC - Delhi Mumbai Industrial Corridor

DMIC or the Delhi Mumbai Industrial Corridor was the first industrial corridor that was designed to become a part of the Western Dedicated Freight Corridor (WDFC) between India’s two biggest cities – Mumbai and Delhi. The same will pass through a series of major states, including Uttar Pradesh, Delhi NCR, Haryana, Rajasthan, Gujarat, and then Maharashtra. 

The DMIC is currently a work in progress and reports suggest that the total estimated cost of the project is around $90 billion.
