While Florence is definitely a spectacular city, I’d definitely recommend taking a day-trip to explore the Tuscan countryside during your visit! The entire region of Tuscany is absolutely gorgeous, with its medieval towns, rolling green hills, and incredible wine tasting opportunities – and Florence is the perfect jumping-off point to explore a lot of different places!

While underneath, there’s a jacuzzi where you can rest your tired muscles after a long day of exploring the best places in Florence. All of that and breakfasts are included too! This has got to be one of the best Italian Airbnbs .

Family Home in Central Florence

This stylish and luxurious home is the ideal base for families of any age visiting Florence. There’s space for up to eight guests across this two-bedroom apartment. And though there are only two bedrooms, there are five beds in that space!

Its location means it’s easy to get to and from the nearby museums, and there are a whole host of restaurants on your doorstep. If you don’t fancy going out, there’s a fully equipped kitchen where you can cook up a family favourite. No matter what’s on your Florence itinerary , this place is close to it all.

Renaissance Apartment in Historic Building

This eccentric Italian apartment is exactly the kind of place you come to Airbnb for. It feels like you’re right inside a painting and is a bloody great Italian holiday rental . Though the listing says three guests, I’d suggest this is better for a couple.

Despite being packed with antique furniture, there are some subtle mod cons, such as air conditioning and a flat-screen TV. All of that, and it’s smack bang in the historic centre with epic Duomo views.

This warm and welcoming Florence Airbnb offers budget travellers the chance to save some money. The two single beds setup means this is perfect for two friends travelling together.

The interior is simple and modern. It’s in a damn good location – just a short walk to the main attractions and yummy restaurants. Travelling Italy isn’t always cheap , so if you want to save your Euros you can opt to use the fully-equipped kitchen to whip up a meal at home.

Terrace 5 Mins From Duomo

This Airbnb is particularly great if you’re just in the city for a short time, you’ll need a superb location to pack everything in. Thankfully, this apartment in a renovated monastery is just a few steps from some of the best things to do in Florence . Such as the Uffizi Gallery, Duomo Cathedral , Ponte Vecchio, Piazza della Signoria, Santa Maria Novella and more restaurants than you can shake a stick at.

This place is designed to look just like Florence in the early Renaissance, and the results are incredible. The beds and furnishings look fit for royalty, and guest reviews describe feeling like they are living inside a painting. The host will even talk you through the history of the apartment when you arrive. It doesn’t get much better than this. 

Best for: An extravagant couple’s retreat, where you can enjoy a glass of wine from your balcony with a spectacular view of the Duomo. We’re not saying propose here, but we’re not not saying it either…

What’s the budget range? On the pricier scale for a typical three-night stay in this ornate home – close to Piazza del Duomo. 

Rooms: 1 bed, 2 baths. Sleeps 3. 

Tuscan loft with a pool in Scandicci

Just outside of Florence in Tuscany (about a 15-minute drive), you’ll find miles of serene green space. And this newly-renovated early 20th-century apartment has an area all to itself, offering spectacular views of Florence from the panoramic terrace. Oh, and it’s got its own huge outdoor pool surrounded by olive trees. No, really. 

Best for: Travelling with a car, and immersing yourself in rural Tuscany.

A palace in a quiet spot in San Niccolò

In the neighbourhood of San Niccolò, just by the river Arno, you’ll find a quiet street with narrow streets and tall historic buildings. But inside this flat is where the magic really happens. Bare brick walls, exposed beams, huge glass doors leading from one room to the other. Cosy but special. 

Best for: You’re so close to the Piazzale Michelangelo here, you may as well head up there every evening at sunset with a bottle of wine. 

What’s the budget range?  A little dearer than most for this characterful abode with gorgeous natural surroundings.

Time Out tip:  If you're looking for Instagram-able spots you're in luck. You're right on the heels of Belvedere Fort and Giardino Delle Rose. 

Former leather shop in the piazza

This flat’s location (right on Piazza della Signoria) is what sells it, but it just so happens to have absolutely smashing interiors too. This isn’t your run-of-the-mill Airbnb - it’s adorned with elaborate chandeliers, hanging art and period furniture. But in the other half, you’ve got black-and-white prints, modernist staircases, and random mannequins. Oh, did we mention it used to be an a Leather Showroom?

Best for: Not only do you wake up on Florence’s most culturally significant piazza, but you’re right next to some of Florence’s best galleries, like Palazzo Vecchio and the Uffizi Gallery. 

What’s the budget range? A stunning yet economical choice  for a group booking. 

Rooms: 3 beds, 3 baths. Sleeps 8 guests.

Whole house in the Tuscan hills

As well as checking out all of Florence’s best tourist attractions, those who get the chance should get the bus out to the Fiesole Hills, just 15 minutes out of main town Florence. But if you really want to experience this natural landscape, why not rent out this mega house for a whole family, complete with a huge private terrace and barbecue? The host also seems up for you hosting (civilised) parties and events. 

Best for: Fiesole’s brilliant hiking trails, and the Roman Theatre. 

What’s the budget range? An absolute bargain for such a picturesque location. 

Arty two-bedroom in the Oltrarno

If you want somewhere authentic, but that looks seriously fashionable too, this four-person flat in the Oltrarno district will do the trick. Divided into three districts ( San Frediano, Santo Spirito and San Niccolò), you’re located in a quiet spot that’s just outside of the hustle and bustle of Florence’s tourist areas, while still being only a ten minute walk. In fact, it tends to be considered Florence’s coolest neighbourhood . Cool clothes on the rail not included though, I’m afraid. 

Best for: Shopping, eating and drinking. Nab clothing and trinkets at Giulia Materia, Maria Pace and Tabescè, and sample some delicious food at Osteria dell'Enoteca and Trattoria La Casalinga. 

What’s the budget range? A cheap and cheerful option for four pals. 

Rooms: 2 beds, 2 baths. Sleeps 4. 

The big yellow home

You can spot this yellow house from a mile away, but the interiors are just as bright and colourful (and yellow). The kitchen boasts light wood and worn yellow tiles, while the living area gets filled with light every morning through the french windows that open onto the sloping roof. It’s also seriously central - you can wander through Florence’s main attractions all day and flop into bed as soon as you’re home. Blissful. 

Best for: Pretty much all the top culture spots in Florence. Plus, you’re just 20 minutes’ walk from the Ponte Vecchio - Florence’s medieval river bridge, lined with some fantastic souvenir and jewellery stalls - so make sure you don’t miss it. 

What’s the budget range? Another cheap and cheerful option is well-situated in the centre.

Rooms: 2 beds, 1 bath. Sleep 4. 

Medieval tower house in the city center

This is a great apartment, but what makes it unique is the iconic arch over the top of the open plan kitchen, along with the highest ceilings you’ve ever seen. Wait till your Instagram followers get a load of that (and the classic terracotta stairs). Just out of Piazza della Signoria, you’re in a classic central spot for a bunch of Florence’s top attractions. 

Best for: The piazza, shopping and local restaurants like Coquinarius and Osteria Vini e Vecchi Sapori. The hosts say they can recommend more. 

What’s the budget range? A moderately-priced option in the centre – ideal for families. 

Rooms: 1 bed, 1 bath. Sleeps 4. 

Terraced flat on the river

With its exposed beams and clay ornaments, this stylish loft space looks a bit like something out of an interiors catalogue. But the rooftop terrace keeps the charm of the place, decked out with hanging egg chairs and a whole host of plants and cacti, just begging for you to sit and enjoy an Aperol Spritz (or two). 

Best for: Strolling along the Arno River to some wonderful churches. 

What’s the budget range? A s uper cheap and homey stay for two.

My Favorite Florence Airbnb: A Luxury Apartment With a Romantic Private Terrace

Florence has been at the top of my travel bucket list for years, and this summer I finally crossed it off. It's since made its way to the top of another list of mine—my ranking of favorite cities. The food, the architecture, the rich history, and, of course, the gelato make it a city like no other. What I loved most about Florence was how surprisingly small it is—every restaurant, museum, and tourist attraction I hoped to visit was in walking distance of one another, which made seeing everything I possibly could see during my three-day stay doable. Hoping for an accommodation that was a little more homey and spacious than a hotel, my partner and I booked a gorgeous Airbnb with a private terrace in the heart of Florence.

As if the pictures on the Florence Airbnb listing weren't reason enough to book this luxe apartment, the near-perfect rating of 4.95 stars and hundreds of glowing reviews made it hard to resist. What really sold me was the location: It's a 10-minute walk from the central train station, steps to designer shops like Louis Vuitton and Gucci, and a short walk to must-see attractions like the Duomo and the Ponte Vecchio. When I arrived, the host greeted me with keys, a quick tour of the apartment, and a list of the best local restaurants and gelato shops. And I didn't have to worry about lugging my very large (and overfilled) suitcase up the stairs—the elevator was much appreciated. The pictures on Airbnb are beautiful, but this place is even more special in person.

I first noticed how spacious it is, and how the living room is flooded with natural light. The sleek glass staircase situated against the wall was one feature that first attracted me to this place when scrolling through the pictures online—and it did not disappoint. The unique staircase makes the space feel luxurious and modern, yet details like the high ceilings with original beams and large cathedral windows bring in the city's historic charm. The first floor also features one of two bathrooms and a kitchen with stainless steel appliances (not that I needed to cook when authentic Italian pizza and Florentine steak awaited me).

The primary bedroom features a large walk-in closet and access to the private terrace. This is where I sat and drank espresso each morning—the area is so peaceful and romantic, and it's a plant lover's dream. While this one-bedroom home is ideal for a couple, it fits up to four people, thanks to the sofa bed on the second level. More amenities I loved: the large TV, Wi-Fi, a washing machine, and air conditioning—a huge perk on hot days in Italy .

At the end of each long day clocking up to 20,000 steps while wandering around the city, I was grateful to have such a relaxing place to unwind. I'd recommend this Florence Airbnb to any solo traveler, couple, or family with one or two young kids. It's bright and airy, and quickly feels like home. Florence exceeded all of my expectations, as did this Airbnb. I'll be dreaming about mornings spent on this terrace, the summer sandwich from All'Antico Vinaio , and evening strolls along the city's famous bridges until further notice.

Florence is one of Italy’s most celebrated cities and also happens to be amongst one of my favourite cities in the world. Birthplace to the Renaissance, this sophisticated city oozes history, art, culture and architecture from every fibre of its being.

Staying at a luxury Airbnb in Florence presents the opportunity to explore the more authentic side of the Cradle of the Renaissance, without foregoing the frill. I know the agony involved in sifting through never-ending vacation rental listings, trying to find somewhere that’s just, well….nice. And that’s where I come in!

This elegant apartment in an old Renaissance building is finely furnished and will have you within walking distance of the main sites in Florence.

Located in front of Palazzo Rucellai, this is a light, bright apartment complete with shuttered windows, parquet floors, chandeliers and a fresco on the ceiling over the main, king-sized bed. If that’s not the definition of a luxury Airbnb in Florence, I don’t know what is!

For me, I don’t think it could get more special than watching the sunset from any of the windows with a glass of wine in hand (yes, even the bathroom!).

Should I stay at an Airbnb or hotel in Florence?

Due to its massive popularity and also its air of genteel sophistication, this distinguished city commands top dollar for its hotels, even its more average ones.

If you have it to spend, or are visiting for a special occasion and have allocated a bigger budget to your accommodation then by all means, opt for one of Florence’s glitzy 5 star or boutique hotels.

However, with Florence’s glory years during the Renaissance came oodles of building, with each member of the upper classes trying to outdo themselves with the lavishness of their palaces and mansions.

What this means today, is that there are a plethora of these mansions and grand buildings available in Florence and that you – yes you! – can stay in them.

Many of these buildings now find themselves home to luxury Airbnbs and many of these apartments are extremely reasonably priced.

Many too, are located right in the heart of the historical centre, so offer an extremely appealing combination of location and value for money, along with that luxury experience.

You can also mix and match your type of accommodation – opting for a luxury Airbnb in Florence for some of your stay can make for a more cost effective trip and allow you to combine your stay in a Florence Airbnb with a luxury hotel, which your pocket will thank you for!

Which is the best area to stay in Florence?

There are a number of areas that are good locations to base yourself in when staying in Florence.

The Centro Storico, or historical city centre (ie the main tourist centre of Florence).

Close to all the sights and including those such as Piazza della Signoria, the Uffizi Gallery, the Duoma etc, it may be a little busy for some. I stayed here, however, and absolutely loved the buzz and proximity to everything.

Santa Croce and Sant’Ambrogio 

East of the Centro Storico, with a little more of a lean towards local life rather than the humdrum of the tourist-trodden Centro Storico.

Oltrarno – San Frediano & Santo Spirito

Located on the ‘other side’ of the river, this used to be the poorer side of the city but it is now the hip area, where you will find crafts shops and boutique stores, alongside traditional trattorias. An area of Florence that I loved.

Santa Maria Novella

Located west of the Centro Storico and where the main shopping streets of Florence are to be found. Located here too, are many of Florence’s luxury hotels.

What is a tour guide?

Tour guiding is a licensed profession in Italy. The relevant regional legislation for Florence regulates the following:

Tour Guides are professionals who guide individuals or groups through museums, monuments and other sites of artistic relevance in Italy. They have a specific education that helps them illustrate and provide detailed information about the cultural, technical and artistic characteristics of an artistic venue. For example, tour guides can provide you with information about a listed building: who is the architect, when it was built and completed, what style or art movement it relates to.

Tour managers: are professionals whose job is to take care of the practical aspects of an organised trip and ensure that it runs smoothly (e.g. taking care of documents and formalities and assisting members of the tour).

Environmental guides: are professionals who provided guided tours of natural attractions such as parks, natural reserves or natural museums. They know and explain the scientific and ecological aspects of the territory, plants, animals and their habits and behavior. They explain the connection between the environment and local history and they also work with schools to educate students to sustainability. They are normally not allowed to guide tours that require use of special tools e.g. ski or climbing equipment.

When am I likely to be considered a tour guide?

Here are some examples of when you are likely to be considered to be acting as a tour guide:

• I take someone to a historic quarter explaining the art movement it was inspired by - we go to an antiques market or auction, and then follow up with a guided visit to a museum or art gallery.
• I take someone on a guided foraging hike through through a protected natural reserve (for example, the Oasi del Gabbianello), during which I provide detailed ecological explanations about the plants and a scientific description of animals species we encounter and their habits.

Here are some examples of when you are not likely to be considered to be acting as a tour guide:

• I walk a guest through the neighbour where I was born and raised, we meet my local friends and then we have a meal together in my favourite local restaurant. I focus on showing people what it’s like to live in my area and introducing them to great locals. (Note: The position is less clear if you also intend to explain the history of local tourist attractions or buildings of architectural or historical merit.)
• I take someone to yoga and fitness classes, and then we run together by the river or around an interesting part of the city centre. (Note: the position is less clear if you also provide detailed explanations about the historical or artistic buildings you come across during your run.)
• I love music and football, so from time to time, I take guests to a local music gig, then to the stadium to watch the game and meet some players I know.

What if I am considered to be a tour guide: do I need to get a license?

How do i get a license what are the requirements.

This depends on whether you want to operate as a tour guide or as a tour manager, or whether you are a qualified guide in another EU Country. In Tuscany, the following rules apply:

In order to operate as a tour guide, you need to meet the following requirements:

You need to hold a secondary school degree ("scuola media superiore") (this is compulsory in Italy, so everyone is likely to have this degree) or a university degree in which you studied art history (this is a 3 years or 5 years university degree): you can check out here the list of university degrees that meet the academic requirements for tour guides; or complete the relevant course at one of the accredited schools in your Region.

You need to pass a vocational exam to become a tour guide;

Provided you meet the educational criteria, you can submit a SCIA notification at the local Municipality and obtain the necessary authorization in this way. A registration fee of 30 EUR applies in Florence.

Note that an additional license is required to guide tours in listed venues and buildings identified in a dedicated decree by the Ministry of Tourism and Heritage. More information issued by the Florence Province on tour guides qualification can be found here .

In order to operate as a tour manager, you need to meet the following requirements:

You need to hold or obtain one of the relevant high school diploma or university degrees listed in this page. Academic and licensing requirements are less stringent than the ones applicable to Tour Guides: in fact, if you hold an eligible diploma or degree, you are not obliged to pass any exam. However, if you don’t hold the relevant diploma/degree, you can complete a Regional course dedicated to tour managers and pass the relevant exam.

Subject to the above, you can submit a SCIA notification at the local Municipality and this way obtain the necessary authorization.

EU Citizens who carry out tour guiding activities in Italy on a temporary basis can be authorized to do so to the extent they are qualified in their home Country. If you are an EU Citizen and you hold a license in your home Country, you will have to file a specific notice before the Competent Ministry . On the Italian business portal there is a dedicated FAQ about this.

You need to contact the Tuscany Region . You can do this by calling the toll-free number 800 860070 or via chat . Further information can be found on the page published by Florence municipality about licensed tourism professions, or on this page relating to how to get a license.

It can take 8 months to a year to obtain the relevant qualifications required to be a tour guide. This can cost around 2000 €.

Once you have passed the relevant exam, you can start your as soon as you submit a SCIA to your local SUAP office. This step costs 30 €.

Airbnb hosts are bracing for an unpredictable summer

• Short-term rental hosts are facing more competition from listings on Airbnb and other sites.
• Some hosts with large-scale operations turn to direct bookings to avoid fees and pocket more money.
• Others hire or give free stays to content creators to post about their listings with links to book. 

Last summer ushered in a new normal for hosts on Airbnb and other short-term rental booking websites.

Travelers are still choosing short-term rentals in large numbers, but there is a glut of places to stay left over from the Airbnb gold rush of recent years.

Ahead of summer 2024, hosts face pressure to stand out from all the other listings in their areas. Adding additional stress is the increased unpredictability of travelers themselves — hosts say guests are booking trips more last-minute than the advance-planning of years past.

As recently as March, listings across Airbnb and Vrbo stood at 1.57 million across the country, a 12.3% increase even from the same time last year, according to analytics site AirDNA. Average occupancy for hosts, or the number of nights they're booked each month, improved slightly by 2% compared to last year, though March 2023 represented a 4% drop from 2022 .

To protect their margins, hosts are turning to different strategies to bring in returns.

Some hosts are turning to social media to lure summer guests, hiring local influencers to create video reviews of their properties and trading free getaways for promotional photos. Meanwhile, professional hosts, which AirDNA defines as anyone with more than 20 listings, look to leverage their brands and manpower into booking directly with guests — bypassing the fees associated with the major platforms.

"If I could, I would want them all to be direct bookings," said Emily Burke, a host who manages 40 listings in Tulsa, Oklahoma.

Big-time hosts turn to direct booking, but it comes with risks

Direct booking is when a guest reserves their stay on a property's personal website instead of through a major platform like Airbnb, Vrbo, and others.

Arizona host Rick Kenworthy, who manages 91 listings in the Scottsdale area near Phoenix, said he's made direct booking a priority.

Kenworthy said he increased the percentage of direct bookings to 25% in the first quarter of 2024, up from 10% during the same period last year — which he said translates to $500,000 more in revenue. Kenworthy offers a 5% discount if guests book direct, bringing a $350-a-night stay down to $330.

The proposition in direct bookings is that both parties save on fees, creating a lower price per night for guests and allowing hosts to keep the entirety of the earnings.

Kenworthy's strategy has been twofold. First, he tripled his property-management company's email distribution list by using Wi-Fi capture technology that stores emails when guests log in during their stays. He then emails out special offers with links to the direct-booking site. Second, he's invested in branded items like coffee cups and pens that fill each of his properties, hoping to build familiarity with customers.

"We're not force-feeding anybody," he told Business Insider. "But at the end of the day, it comes down to dollars and cents."

For some hosts, though, the prospect of striking out on their own is too daunting. They may be wary of stepping away from Airbnb, Vrbo, Expedia, and others, both for the insurance protection offered through those sites and the exposure that comes from their massive pool of travel-hungry users.

Missouri host Ryan Villines, who volunteers for Airbnb as a community leader for his region, believes the risk of direct booking is greater than the reward.

With direct bookings, hosts are responsible for collecting the proper paperwork for background checks and payment information, and they don't have the additional insurance offered by the major platforms.

"If something goes sour or someone lights your house on fire, there's some protection," said Villines, who manages four properties near the popular vacation destination Lake of the Ozarks. "If you're doing direct booking, that's super risky."

Hosts turn to influencers to tour their properties on social media

Burke, the host with 40 listings in Tulsa, said guests have been shifting toward last-minute stays — which is stressful for hosts relying on their business.

Burke predicts she'll end May with around 58% occupancy, but just weeks ago she was only booked for 30% of the nights in May.

In an effort to attract more bookings overall, she's begun working with a local influencer with 50,000 followers. So far, they've already filmed one of Burke's short-term-rental properties near the popular Tulsa park known as the Gathering Place and have plans to film another near a "hip shopping district" known as Cherry Street.

"Both of those are location, location, location. So people know they can stay in really cool areas and at beautiful properties with our business," Burke said.

Burke declined to disclose how much she is paying the influencer to feature her properties but said comparable digital marketing services cost $1,000 a month and still require Burke to do much of the editing, posting, and content strategy.

"That's not my jam," Burke said. "I'm not a video editor. I don't have a big following."

Villines, the host with four Lake of the Ozarks properties, said he has struck deals with influencers, trading free stays at his listings for packages of content.

Villines said that even though he expects his 2024 summer bookings to drop by about 10% from last year, he's able to use those unbooked nights for content swaps to improve his marketing.

He's given content creators who've reached out to him through Airbnb two- or three-night stays in exchange for up to 50 professional photos he can use for the property's Airbnb profile or a well-composed marketing video that might otherwise cost $500 to $1,500.

"Because I'm down in numbers, I have more availability for nights that I could swap services," he said.

Influencers can also help promote direct booking, Burke said.

When the influencer eventually posts a link to one of her properties, Burke asks that it direct viewers to her business website instead of the Airbnb listing.

Burke said she hopes Tulsans following the influencer are inspired to book through her and save on fees.

"My approach is that she's really focused on bringing guests to our houses that are booking directly," she said.

Prince's "Purple Rain" house is coming to Airbnb. Here's when you can book a stay.

MINNEAPOLIS —  Prince fans can soon book a stay at the "Purple Rain" house in Minneapolis to  celebrate the 40th anniversary  of the iconic film.

Prince purchased the home in 2015 and its been closed to the public until now.

Guests will spend the night in The Kid's bedroom, enjoy "rare and special" Prince tracks and receive a private tour of the house featuring Prince's real-life personal items, according to Airbnb listing . The stay is hosted by Prince's Revolution bandmates Wendy Melvoin and Lisa Coleman.

The experience is part of Airbnb's new Icons program that features "extraordinary experiences hosted by the greatest names in music, film, television, art, sports and more."

The property will be available for booking in August, though it is not clear how much it will cost.

Staying at the "Purple Rain" house is just one of many options for fans looking to celebrate the film's 40th anniversary.

Prince's  iconic purple moire coat  he wore while performing the album's title track at First Avenue in the 1984 film is on display  at the Minnesota History Center in downtown St. Paul through July 27. 

Paisley Park is also hosting a celebration from June 20-24 — with tickets starting at $750 for general admission.

Next year, a stage adaption  of "Purple Rain" will make its debut, with its world premiere at the State Theatre in downtown Minneapolis.

Released in 1984, "Purple Rain" earned Prince an Academy Award for Best Original Song Score and grossed nearly $100 million worldwide. Its soundtrack is one of the best-selling albums ever, remaining at the top of the Billboard 200 for 24 weeks.
