Catella launches ‘energy-positive’ residential fund to target Elithis towers

Catella Residential Investment Management (CRIM) has launched the world’s first “energy-positive” residential building impact fund to invest in towers developed by Elithis Groupe.

Berlin-based CRIM has set up Catella Elithis Energy-Positive Fund (CEEPF) with a plan to invest €500m in Elithis towers across cities in France. Vistra Fund Management worked with Catella as host alternative investment fund manager.

CRIM said the first energy-positive buildings to be invested by CEEPF are already under agreement in the cities of Bordeaux, Clermont-Ferrand and Nancy.

The fund has a further 20-25 additional sites that have been identified across France with current work in progress in cities including Mulhouse, Brest, and suburban areas near Paris, the manager said.

According to CRIM, other European cities in markets including Germany, the Netherlands and the UK, will follow in new fund strategies as part of a wide-ranging 10-year investment programme targeting a total investment volume of €2bn in developing 100 Elithis Towers across Europe.

Xavier Jongen, CRIM’s managing director, said: “Our new impact fund is a trail-blazing global first for Catella in partnership with Elithis. These towers outperform the EU’s 2050 net carbon zero target operationally by using technologies which render them energy-positive from the start and they can be built at market-standard construction costs.”

CRIM has already initially invested in the development of two Elithis energy-positive towers in the French cities of Saint-Etienne and Dijon for the Catella European Residential Fund III and an institutional mandate.

Thierry Bièvre, Elithis Groupe’s president and founder, said the Elithis Tower residential design is the first in the world to link the delivery of operational carbon neutrality to the provision of affordable rents, while not affecting investors’ returns.

“This model provides a globally scalable ESG solution for the two greatest current crises of our times, climate change and widening social inequality, that are increasingly playing out in the earth’s environment and political polarisation.

”Our partnership with Catella in their new impact fund provides investors with the ability to really make a difference in residential real estate, the asset class that is bigger than all other investments combined, from fixed income to equities, because whether it’s rental or owner-occupier, it’s what eight billion of us humans call home,” Bièvre said.

Tour Elithis Danube

First plus energy residential tower equipped with heroal aluminium systems.

For a long time, Strasbourg's harbour district was inaccessible to residents and visitors, andin parts was more reminiscent of an industrial wasteland than a residential district. The city of Strasbourg saw this as a good reason to plan the redevelopment of the district in 2008. The idea behind the restructuring was to develop an environmentally friendly metropolitan area that creates better living conditions for existing and future generations using as little resources as possible. As the city takes the issue of sustainability very seriously, the entire waterfront was transformed into an eco-district. It was important for the city planners to create green areas, parks, playgrounds, cycle paths and encourage the use of local public transport - because less traffic improves air quality. But numerous shops and localities as well as living space for 650 people were also created in the new district Danube. One thing that all buildings have in common is that they were built as zero or low-energy houses. Even the first Plus Energy Tower was completed in 2018: The Tour Elithis Danube produces more energy than it actually needs.

A base area of 554 square metres, 17 floors with 60 flats, 900 square metres of office space and a roof terrace at a height of about 50 metres result in a total usable floor space of 4,500 square metres - this would be one way to describe the Tour Elithis Danube. Another would be to say that the high-quality sheet-metal cassette curtain wall elements sparkle in the sun. But beside all these facts and external elements, energy efficiency plays the most important role in the Tour Elithis Danube. Because one of the key goals was to construct a residential tower that produces all the energy it needs (zero power calculation). Thanks to its optimal facilities, the Elithis Tower even produces slightly more energy than is actually required: the building is aerodynamically constructed and has a highly insulating curtain wall. Both the roof and the south-facing curtain wall are equipped with a photovoltaic plant covering total of 1,233 square metres. The window and lifting-sliding door elements are made of aluminium and also have a highly insulating effect. These and other measures were important to the Elithis SAS engineering group, because it was their aim to make residents more aware of the principle of energy saving in everyday life. They wanted to show that living comfort is not achieved through energy waste. The generated energy is equitably distributed to the residents of the house; any surpluses are fed into the grid. The energy consumption can be monitored on specially installed screens. Residents who consume very little power can even earn a bonus on their bills for the first six years. As a result, it is also possible to present the Tour Elithis Danube as a genuine living concept of the future.

The metal works were carried out by the French metal construction company ATALU SAS. The aluminium systems supplier heroal supplied the system "The demands on building shells have dramatically increased in recent years. Modern, future-oriented projects such as the Elithis Tower place the highest demands on heat insulation, aesthetics and workmanship. These can only be achieved through strong partnerships," says Julien Rohmer, Managing Director of ATALU SAS.

Almost 300 elements of the heroal W 72 window system were used in the sheet-metal cassette curtain wall. Especially narrow view widths were important to the property developer - an individually adapted solution that blends in perfectly with the building shell. Thanks to highly thermally insulated composite profiles made of aluminium half-shells, polyamide insulating webs and a completely foamed insulation zone, the heroal W 72 window system achieves a Uf value of up to 0.93 W/m²K with a frame depth of just 72 mm. At the same time, the innovative web geometry makes the time-consuming and material-intensive use of frame and glazing rebate insulation unnecessary. The modular design leads to an optimal use of energy and materials and thus to maximum energy efficiency throughout the entire useful life. In order to offer the residents a special view of the newly landscaped harbour district, the roof terrace was also equipped with large glazed areas. 30 lifting-sliding elements of the heroal S 77 SL system were installed here.

Built in the centre of Dijon , the Elithis Tower , the headquarters of the Elithis Group , is an emblem of the “new generation” tertiary-sector building with high energy and environmental performance .

The challenge of the project was to build a building with positive energy whilst remaining vigilant about consumption. Thanks to a roof covered with photovoltaic panels and a bioclimatic design, the Elithis Tower consumes 10 to 15 times less than a building that meets the highest current environmental requirements. Compared to a classic tertiary-sector building, the Elithis Tower consumes 40 to 50 times less.

The contemporary writing of the Elithis Tower echoes the general composition of the buildings surrounding it, in a futuristic transition with the Palais des Congrès and the Auditorium de Dijon .

The architectural choices of the Elithis Tower propose two vertical volumes of cylindrical shape. This form simultaneously meets environmental criteria (saving nearly 30% of energy inside the building), and economic and architectural criteria. This option was reinforced by the limitation of the floor height.

The Elithis Tower is built on a concrete structure consisting of a central core and a concrete slab with additional metal poles. The building envelope consists of a wooden frame that runs around the structure.

The overall glazed volume represents 75% of the exterior surface of the tower. In order to reduce the building’s energy consumption and ecological footprint, the facade is composed mainly of wood, and is covered by a thermal shield that stops some of the solar radiation, whilst remaining transparent enough to provide panoramic views to the office occupants, who benefit from natural light . Its shapes were calculated according to the shade of the neighbouring buildings in order to maximise its performance.

The Elithis Tower also benefits from a system promoting the optimisation of the natural light supply, with ventilation and cooling limited by the thermal design of the building, and heat and cold production based on a thermodynamic system combined with a renewable heat source and an adiabatic cooling system. There is a rainwater recovery system on the roof to supply the sanitary facilities of the offices, and a totem displaying the savings achieved in tons of CO2 to validate and correct the models.

Elithis & Catella to build 100 'energy-positive' residential towers

Elithis , a French engineering and consulting group has teamed up with Sweden's Catella Residential Investment Management to launch a €2-billion project to construct 100 "energy-positive" residential tower blocks by 2030.

The towers, which will be built across Europe, are designed to generate more energy that is used by the occupants. The surplus power will be supplied back to national grids. 

Thierry Bievre, Elithis CEO, said: “For more than 10 years, we have been conceiving, designing and developing energy-positive buildings. Our energy-positive office tower delivered in Dijon in 2009 was the first of this type in the world and still outperforms industry regulatory requirements and standard certifications."

“Our landmark agreement with Catella will help us broaden our base, and further consolidate our construction expertise and ability to develop affordable residential buildings incorporating a virtuous energy and carbon emission cycle,” he continued.

The two companies will begin development of three residential towers in 2020, located in the French cities of Dijon, St Etienne and Montevrain, which plans to launch three more schemes in the country soon after.

Catella, which has assets totalling over €4-billion in nine countries, says the towers will comprise affordable rental apartments.

Xavier Jongen, managing director of Catella, said, “Major European cities are facing an affordability housing crisis, particularly for younger people flocking to the big urban centres for education and work, because residential supply is nowhere close to meeting the huge demand.

“We believe that Catella’s partnership with Elithis offers a blueprint for one potential solution to this crisis, which is fragmenting the social fabric of our cities, while also addressing the other great challenge of our times in global climate change.”

La première tour de logements à énergie positive s’esquisse à Strasbourg

Une tour de 66 logements qui produira plus d’énergie qu’elle n’en consomme. C’est officiellement le cabinet d’architectes X-TU, désigné mi-juillet, qui donnera vie à cette future tour de la société Elithis. Présentation de cet édifice vertueux qui sera construit dans l’éco-quartier Danube de Strasbourg.

50 m de haut, 855 m 2 de panneaux solaires

La tour Elithis Danube sera construite sur 16 étages et mesurera près de 50 m de haut. Elle sera constituée de 17 logements T2, de 33 logements T3 et de 16 logements T4. Jusque-là, rien de très insolite. Le défi du projet résidera dans la facture d’énergie de la tour : quasiment nulle pour les habitants. En produisant de l’électricité à partir de panneaux photovoltaïques, cette tour entrera dans la catégorie des « BEPOS », à savoir des bâtiments à énergie positive .

Dans cette optique, toutes les consommations domestiques devront être réduites au maximum : chauffage, ventilation, eau chaude sanitaire, éclairage, alimentation d’équipements (lave-linge, TV, ordinateur, etc.). Cette sobriété énergétique passera par une « conception bioclimatique du bâti » : la tour sera compacte et optimisée pour limiter les pertes de chaleur en hiver et tirer profit de l’ensoleillement en été.

Sur la façade sud du bâtiment (plus large que la façade nord pour bénéficier d’une meilleure exposition), près de 855 m 2 de capteurs photovoltaïques devraient être installés. Des verres polarisants filtreront également le rayonnement solaire selon les besoins. La consommation des équipements collectifs devra tout autant être optimisée pour que l’ensemble reste un modèle de sobriété.

Des tours toujours plus positives ?

De l’aveu même du promoteur, les performances de la tour dépendront fortement du comportement de ses habitants. Il est ainsi difficile d’évaluer aujourd’hui la consommation moyenne de la futur tour. Un niveau (1) de 57 kWh ep /m 2  /an est fixé comme objectif par Elithis. A titre indicatif, la surface habitable des logements atteindra près de 4 500 m 2 .

Côté production, les panneaux photovoltaïques devraient constituer la principale énergie d’origine renouvelable intégrée dans la tour. Ils devraient disposer d’une puissance de 170 kWc. Avec un facteur de charge de 15%, on peut supposer que la production associée atteindrait plus de 220 MWh par an. Au total, Elithis envisage que la tour puisse générer (2) près de 100 kWh ep /m 2 /an.

La société Elithis compte sur son expérience des bâtiments à énergie positive. Le promoteur est à l’origine de la première tour de bureaux à énergie positive qui a été inaugurée en 2009 à Dijon. A Strasbourg, le permis de construire doit être déposé d’ici fin 2013 et la tour livrée d’ici à 2015.

To design this tower, we had to think out of the borders of the norms, regulation or standard of certification, against the ideology of doubt or skepticism, in a transdisciplinary approach between the users and every different stakeholder of the project. In this context, the engineer has to become an explorer much more than a calculator. That is the way we have to adopt to go beyond the limits and create an effective Positive Energy building at standard cost of construction.

The first positive energy tower in Normandy will be built in Le Havre

The City of Le Havre is going to give up a piece of land in the Saint-Nicolas district for the construction of a 15-storey residential tower which must produce more energy than it consumes.

74 positive energy homes

Le Havre will soon have on its territory the first positive energy high-rise building in Normandy. On Monday, March 7, 2022, City Council authorized the transfer of a 1,256 sq. m. parcel of land 2 to the north of the Dumont-d’Urville ZAC (Saint-Nicolas district) for the benefit of the SCCV Tour Elithis Le Havre for the construction of a 74-unit positive energy demonstration building and a commercial space on the first floor, for a total floor area of 4,482 m 2 .

The 15-story tower is designed by the architectural firm Coldefy & Associates to produce more energy than it consumes . The production of solar energy combined with a very advanced design of its insulation must allow to cover the needs in heating, domestic hot water and the electric consumption of the occupying households.

Zero energy bills for residents

With this project, the Elithis real estate group pursues the objective of obtaining a zero energy bill for the building’s inhabitants, by placing them at the heart of the energy management system through digital and home automation.

The building will be topped by a large pergola on the 15th floor that will function to support solar panels and host a sharing and meeting space for residents.

Work is scheduled to begin in early 2023, once the urban planning procedures have been completed.

Dumont-d’Urville, a new district between the city and the port

The creation of this “signal” tower, with its remarkable architecture and innovative technical features, marks the entrance to the brand new Dumont-d’Urville district, which will eventually house a “sports-health” campus, a health center, an EHPAD and 485 housing units (including 150 students) The project will complement the already existing “Hangar Zero” third-party space and the A Docks university residence.

All of the land in this concerted development zone (ZAC) is now sold or under promise of sale.
