Tool have defied conventions and classification through their 30-plus-year exploration of progressive rock and unorthodox visual expression at live shows. Forming in Los Angeles in 1990, the original quartet of Maynard James Keenan, Adam Jones, Danny Carey and Paul D'Amour showed relatively straightforward traces of heavy metal on initial offerings like 1992’s Opiate EP and their 1993 debut album Undertow . After recruiting bassist Justin Chancellor, the band reached major mainstream success with their sophomore album Ænima (1996), which debuted at No. 2 on the Billboard 200 and netted the band’s first Grammy for Best Metal Performance for the title track. Tool’s notoriety only rose as the band pushed further into more esoteric material with 2001’s Lateralus , which kicked off a streak of three No. 1 debuts on the Billboard 200 through 2019’s Fear Inoculum. Within that span, Tool has also logged two Hot 100 singles, two additional Grammy awards and several multi-year headlining festival spots at Coachella, Lollapalooza, Bonnaroo and more.

Tool headed out on the fall leg of their North American tour in October 2023. After kicking off at the Budweiser Events Center in Loveland, Colorado, the tour covered much of North America through November. The band also played more dates in 2024, beginning on January 10 at the CFG Bank Arena in Baltimore, Maryland, and wrapping on February 18 in Las Vegas at T-Mobile Arena.

Having never seen TOOL LIVE...no words can describe the experience!

Band was great, venue seating was lacking

Tool was amazing, as expected. The venue was clean. Bathrooms are easy to find. Concessions are easily accessible. Security personnel were highly visible. Parking was easy and well managed. The lady at bag check was a little overzealous, but better safe than sorry, so that can be overlooked. Here comes the negative: the seats are so small & close together it was uncomfortable trying to keep from constantly touching either the person to the right or the person to the left (a complete stranger). I was always encroaching on the space of one or the other (none of us were big people). There was no room to put my drink down, especially with everyone having to get up every time someone needed to go to the bathroom or concessions. Cup holders would be nice. Someone behind me spilled their drink which flowed down below my seat wetting my friends purse. Luckily, it was a clear throwaway she bought for the show. Unfortunately, the poor girl next to me got her jacket wet. Which was gross. Hopefully next time a renovation is on the table, they consider giving ticket buyers a better experience rather than crowding in as many seats as they can. I’m betting chances of that are slim to none, but since I’m being asked for my opinion, here it is. Please consider.

Best of Four

This was my 4th time seeing Tool and this was by far the best. Elder was an amazing opening band and I've been listening to them since the show last week! Tool is always the best!!

Not what I expected

I didn't feel like Maynard was into the crowd. Promised to let us photograph on last song, then never announced last song. No encore. Started late, ended early. I had been waiting 30 years to see this band live, and it was a bit of a let down for me. Flipside; Danny was so amazing and always seems to wow the audience.

Tool is always the best show you've been to!

Best Band Ever!! Tool is a GOD tier live band that should seen at least once in every person’s lifetime.

Show was great, but felt too quick. Played a few of my favorite tool songs. I wish we can record, I get being in the moment but you also want to show a clip of the great show to friends and family, and just for myself! I didn’t like that I had to hide my bag in a bush because I wasn’t allowed to bring it inside the venue!

Tool Announce 2023 North American Tour Dates

Tool have announced a 2023 North American tour that's set to kick off this fall.

The run begins with a Sept. 22 appearance at the Louder Than Life Festival and after that, it's back out on the road from Oct. 3 through Nov. 21 as the band makes stops in the U.S. and Canada with additional festival stops (Aftershock, Power Trip) in the mix as well.

See all of the upcoming dates below and look for non-festival tickets to go on sale on June 9 at 10AM local time. Pre-sale tickets, meanwhile, will be offered to the Tool Army starting June 8 at 10AM local time. Head here for additional Tool Army information.

In late February, Adam Jones shared a video on his Instagram story rehearsing the  10,000 Days  track "Rosetta Stoned" with Justin Chancellor and Danny Carey. The band's fans were freaked out on Reddit over the clip because the song hasn't been played much at all over the last decade. They performed it a handful of times in 2018, and prior to that, it hadn't been part of their setlist since 2009, so perhaps we'll see the rockers bring it back around during this upcoming run.

Tool are hitting the road this fall. The prog rockers announced the dates for a North American tour on Tuesday morning (June 6), including their first Canadian shows since 2019. The fall outing will compliment the band’s previously announced summer festival gigs with six weeks of new non-fest shows slated to kick off on Oct. 3 in Loveland, CO at the Budweiser Event Center.

Singer Maynard James Keenan made news last month when he wore what appeared to be drag during a set at Daytona Beach’s Welcome to Rockville Festival, that seemed at first to be a reaction to the series of  controversial bills  signed by Gov. Ron DeSantis recently that ban minors from attending  drag  shows. But the vocalist who often wears women’s clothes and bizarre costumes on stage later said the choice was personal, not political.

“I’ve been cross-dressing since long before these clickbait-junkie dupes were out of diapers,” he told The Messenger . “And that’s really all there is to it. I’m not a political fella — had nothing to do with Florida.”

TOOL return to the road this Fall, expanding on their recently announced festival appearances (Power Trip, Aftershock and Louder Than Life) with a six-week, North American tour that includes a November 15 performance at TD Garden.

Tickets are on-sale this Friday, June 9 at 10 am on Ticketmaster.com. Pre-sale tickets are available exclusively via TOOL’s fan club, TOOL Army, on June 8 at 10 am EST. A limited number of VIP packages, including premium tickets, soundcheck access, exclusive merchandise and more, will be offered to TOOL Army members simultaneously, with remaining options available to the general public as the on-sale begins on June 9.

Since the 2019 release of the TOOL’s critically-acclaimed album, Fear Inoculum, the band has won a GRAMMY Award® (Best Metal Performance for “7empest”), completed sold-out tours of both the U.S. and Europe, and headlined Bonnaroo, Welcome to Rockville and the Sonic Temple Arts & Music Festival. TOOL marked the 30th anniversary of the Opiate EP with the 2022 release of “Opiate2,” a re-imagining of the EP’s title track, released in tandem with a breathtaking 10-minute short film crafted by Adam Jones and visual artist Dominic Hailstone (“Alien: Covenant”, “The Eel”).

Reviews from TOOL’s sold-out 2022 tours praised the four-piece, with Loudwire dubbing the performances as “a masterclass of immersion, sound and stage design, musicianship… and levels of ungodly tightness.” The Austin Chronicle described the incomparable live experience as an “unbridled exchange of catharsis between performers and fans.” Revolver, covering the Welcome to Rockville 2023, said “TOOL delivered a stunning… set featuring classic fan favorites, newer Fear Inoculum standouts and choice deeper cuts … the striking visuals also included a psychedelic laser and projections show bar none.”

TOOL 's long-awaited 2023 headlining tour has finally begun. Last night in Loveland, Colorado, the progresive metal auteurs played their first non-festival show of the year, and the setlist boasted old favorites, newer gems and one semi-surprise for the die-hards.

The band — Maynard James Keenan, Adam Jones, Danny Carey and Justin Chancellor — pulled out six cuts from their latest album, 2019's Fear Inoculum , including a three-song closing run comprised of "Chocolate Chip Trip," "Culling Voices" and "Invincible."

Elsewhere, they played all-timers "Stinkfist," "The Grudge" and "The Pot," but then they did something TOOL fans have been clamoring for for nearly 15 years. After teasing it in rehearsal footage earlier this year, the band finally played the 10,000 Days epic "Rosetta Stoned" for the first time with vocals since 2009!

One of the things that I attribute the success of the Wood and Shop community to is that it isn’t just about me. It’s been about many skilled woodworkers who I’ve had the honor to film and visit their workshops and learn from and become friends with. So in the video, and the article below, I’m going to share a quick summary of 10 of my favorite woodworking shop visits. You can also find all of my workshop tours here .

Our first woodworking shop tour takes us to New Jersey to the workshop of Frank Klausz. Frank is one of the most famous woodworker in the world. This Hungarian woodworker was taught hand tool woodworking by his father behind the communist iron curtain of the former Soviet Union. After immigrating to the United States Frank started his own cabinet making wood shop.

His amazing furniture making skills and fun personality drew millions of people to him through Woodworking videos, books, and magazines. After he retired he built his dream woodworking shop in New Jersey. And he built it inside an old water tank! Frank has a vast collection of woodworking hand tools and power tools, but especially plumb bobs and beer bottle caps. My favorite part of this woodworking shop tour is when he surprised me on camera and said… “thanks for visiting my shop, but I don’t let you go without you cutting me some dovetails!” And then, just like that one video turned into two, and Frank still couldn’t let me go, and wanted me to film a video demonstrating his Monster Molding plane. I certainly didn’t mind! These videos have become some of my most popular, and I hope you watch them so you can learn from this master woodworker. Thanks for the fun day Frank!

The next amazing woodworking shop on my list belongs to hand tool expert Bill Anderson. Bill is a woodworking instructor at Roy Underhill’s Woodwright’s School, and also at my traditional woodworking school here in Virginia. Bill’s wood shop sits concealed in the peaceful green wooded mountains of North Carolina. He designed his dream workshop in a way that is both functional and charming. It’s a perfect woodshop layout. He displays his hundreds of incredible antique handplanes and other woodworking hand tools on custom built-in shelves throughout his workshop.

I’m pretty sure Bill knows more about restoring hand planes than anyone in the world. And if you head upstairs, you’ll see some of his furniture projects in various stages of completion, along with many tools and piles of wood that Bill has ready to go for his classes on making hand planes and other woodworking hand tools. I’ve had the pleasure of filming several DVDs with Bill on using, rehabbing, and making different kinds of woodworking hand tools. You can see them here . Thanks for all your inspiration Bill!

David Ray Pine is a well-known historical furniture maker and restorationist who works professionally out of his scenic woodshop in the lovely Shenandoah Valley of Virginia. Ray has been featured in Fine Woodworking Magazine and other well-known national publications for his work and skills as a full-time woodworker. Ray’s main focus is on traditional period furniture, but he also has a talent for making any style that his clients request. Ray’s work is absolutely exquisite.

His detailed chair making skill and wood carving ability is what has impressed me the most on my repeated visits to his home and woodworking shop. Ray also uses a good mix of woodworking hand tools and power tools, and acknowledges that even for production work, sometimes woodworking hand tools are still the best choice. Ray’s shop-made historical workbench is the scenic center point of the shop, with all of his woodworking hand tools within reach. But what I was impressed with most were the power tools. In Ray’a wood shop he didn’t have any fancy, large woodworking machinery or tools, and most all date back to at least the 1970’s when he opened his woodworking shop. Yet his furniture is some of the most lovely I’ve ever seen. It reminded me that the tools are important, but they don’t make up for craftsmanship. Aside from his full time job as a professional furniture maker, Ray also teaches at my woodworking school, and the students love him!

4. Wayne Henderson’s Guitar Wood Shop

One of the most unique woodworking shops that I’ve had the honor to visit and film is that of world-renowned guitar maker Wayne Henderson, owner of Henderson Guitars. Wayne’s functional and unassuming guitar-making wood shop is a famous stopping point along Southwest Virginia’s Crooked Road , a pilgrimage route of sorts, for lovers of bluegrass and old-time music. His woodworking shop is adorned with stacks of exotic wood and instruments in various stages of completion, and is anything but tidy.

Wayne showed me one of the first guitars that he ever built. He made it out of a cardboard box when he was just seven years old. Over the years Wayne’s guitars have evolved and have become highly sought after. He has made guitars for some of the most famous musicians in the world, including Eric Clapton, Brad Paisley, Doc Watson, and Norman Blake. But as well-known as Wayne is, he sure doesn’t act like it. He’s a quiet and humble man with a humble woodshop, who loves making some of the world’s finest guitars and mandolins. And he intentionally does it on a custom, small scale, non-production way. And what a lot of people don’t know is that he is quite a musician as well. I was awe struck at the rich sound of his guitars and his picking skills on his mandolin. Wayne is truly an American treasure.

5. Don Williams’ Off Grid Wood Shop

Don Williams is the owner of the largest private woodworking shop that I’ve ever been to before. Don is a well-known woodworking writer and instructor who spent his career working as a furniture finishing expert at the Smithsonian museums in Washington DC. But he retired to his dream off-grid farm in the mountains of Highland County, Virginia where he lives in a small chestnut log cabin with his wife. But his property didn’t have a wood shop, so what did he do? He bought a four and a half story timber frame barn on Ebay! This massive structure was disassembled and shipped to his property from several states away, and reassembled as his woodshop and woodworking school.

When visiting Don’s woodworking shop I was immediately struck by the scale as I walked through the wooden doors and looked straight up to the timber-framed rafter above. It was like walking back in time. Don’s shop is filled with vintage hand tools, power tools, marquetry and Parquetry projects, wood finishing stations, and a handful of workbenches for his students. His workshop, which he affectionately refers to as “Don’s Barn” is fully off the grid, and runs off of a small hydroelectric generator that’s fed by a small stream. Don’s woodshop layout and overall property were like heaven to a country boy like me!

Visiting Phil Lowe’s woodworking school in the charming seaside town of Beverly, Massachusetts was another highlight for me. The historical brick school and woodshop sits within a short walk of the sailboat-filled Beverly Harbor. The Furniture Institute of Massachusetts is a school for woodworking students who want a custom learning experience from a world-class woodworker and teacher. Woodshop classes range from one or two days all the way up to multi-year full time woodworking apprentice programs. Phil has been featured in so many woodworking magazines, books, and videos that it’s hard to name them all. But even more impressive is his skill as a furniture maker.

His high-end furniture tells the story of his ability as a woodworker. Phil’s woodworking school has a very comfortable layout. When you first enter the school, if you turn left you enter the design room where students learn how to draw full-sized plans for their furniture. Walking down the hall you enter “the bench room” where all the hand tool work is done. This room is filled with workbenches, with student’s furniture projects, and the walls are filled with vintage and new hand tools. I was like a kid in a candy shop! Moving out of this room you enter the two rooms dedicated to power tools, woodturning, and lumber storage. In this room Phil showed me a historical Marquetry Donkey machine that he built to demonstrate traditional wooden picture making to his students. Visiting this woodworking shop and school was such a fun experience!

Visitors or students to Elia Bizzarri’s cozy Windsor chair-making shop in North Carolina are first greeted by a simple hanging sign along the road that has a painting of a Windsor Chair. My first visit to Elia’s woodworking shop was when we filmed a DVD on making a continuous arm rocking chair. Elia built his colorful woodshop out in the woods behind his house, and it serves as the spot for his full-time profession as a chair maker and teacher. The historical colors of his school seem to match the sometimes colorful chairs that he makes from logs. As a teenager he used his rough hand tools to build his first workbench, which now stretches almost the whole width of his woodshop.

Around that time he also decided that rather than going to college he’d rather learn to be a professional chairmaker. He apprenticed under a well-known Windsor chair maker, and now Elia makes some of the most beautiful Windsor chairs in the world and teaches classes at the prestigious North Bennet Street School and at Roy Underhill’s Woodwright’s School. The main floor of his workshop is heated by a wood stove, and is open to accommodate his classes on chair making and green wood turning. Elia’s enormous lathe and bandsaws are very heavy vintage machines that are built to last. Chair parts and hand tools are scattered across the workbench surfaces and walls, and his shaving horses and wood shavings complete the happy atmosphere. In the woods outside his woodshop is where Elia does a lot of the green woodworking of his operation where he begins the process of turning logs into chair parts. And if you’re lucky Elia might just pull out the guitar he made with guitar making legend Wayne Henderson, who I featured in the video.

8. James Huggett’s Woodworking Shop

James Huggett’s charming workshop sits on the edge of the woods in Earlysville, Virginia, just a few miles from my woodworking school . James started woodworking about 45 years ago while in the United States Navy. About seven years ago, in preparation for his retirement, James built his dream workshop in the woods behind his house, and now works full time building custom furniture for clients along the East Coast. He spent decades designing his dream workshop, down to the smallest detail with the perfect wood shop layout. His designs included large windows & skylights to provide plenty of lighting from multiple directions. Built-in work tables line one of the walls where he does his hand tool work, sharpening, and wood carving.

He also has a workbench in the middle area of the shop, along with his machinery. All of the machines are on mobile bases for flexibility on larger projects. His ingenious and highly flexible dust collection hose reaches to any machine, while the dust collector is housed in a back storage area to cut down on noise. One nice touch is the attic fan housed in a cupola on the roof. With the push of a button he can suck dusty or smoky air from the workshop in a matter of a few seconds. Along the other side of James’ shop is his lumber storage area, a shelf full of woodworking books, and his design area. He builds many types of furniture for his clients, but his favorite styles are more aligned with traditional New England furniture, including American antique styles from the Newport, Philadelphia, and Boston families. As you can see, James is a very talented furniture maker, and one of the friendliest people you’ll ever meet.

William Brown’s woodworking shop is a hidden treasure in his basement in central Virginia. And William is also a hidden treasure. As a doctor by day and furniture maker by night, William has largely gone unknown in the woodworking world until recently. Over the past several decades he has created some absolutely stunning high-end historical furniture. His work includes lovely case pieces, ornate chess tables, dressers & chests, Windsor chairs, and some of the most intricate tea boxes I’ve ever seen.

But his real talent is in wood carving. He’s known for his gold-leafed Bellamy Eagles and other animals that adorn stately homes around the country. He has made such a huge volume of high-end furniture that I had to dedicate a second video just to his furniture. Everything in William’s woodshop is in the perfect place, and he has so many well thought out woodworking solutions, tricks, and jigs. I learned so much in just one day! William uses a good mixture of hand tools and power tools. Always the best tool for the job. And last year, right before the pandemic hit the world, William opened his woodworking school, called the Maine Coast Workshop in the lovely seaside town of Camden, Maine. So if you’re going to be up that way, definitely sign up for a woodworking class!

I’ve saved my one of my favorite woodworking shop tours for last: the Anthony Hay Cabinet Shop at Colonial Williamsburg in Virginia. Colonial Williamsburg is the most famous living history museum in the United States, and was one of the capitols of colonial America. Many woodshops dot Colonial Williamsburg, but my favorite is the Hay Cabinet Shop. I received an invitation to film a series of videos by my friend, shop supervisor Kaare Loftheim. Stepping inside the woodshop really does feel like you’re stepping back in time. The shop is an actual working shop that takes commission work from other shops and buildings within Colonial Williamsburg, and all furniture is built entirely in a traditional way, with woodworking hand tools.

The workbenches, lathes, and hand tools are all 18th century reproduction tools made in a nearby workshop. Edward Write, the journeyman harpsichord maker and Bill Pavlak, the apprentice cabinetmaker demonstrated how they cut veneer with a large frame saw. Apprentice cabinetmaker Brian Weldy demonstrated traditional chair assembly, and also using a treadle lathe to turn a lovely walnut spindle. And finally Kaare showed me how to cut his secret mitered dovetails. You can watch all of these videos here at WoodAndShop.com. This was truly an amazing experience!

For breakfast, try a scratch-made meal from the Breakfast club. Enjoy a lunch of homemade soups and sandwiches from Stax or fresh made tacos from Patty’s Kitchen on sixth street near campus. On Main Street, Colter’s Creek Winery Tasting Room pours a wide array of reliably elegant reds in a stunning and architecturally inviting space. And for dinner, Maialina Pizzeria Napoletana provides an authentic Italian meal, while the Nectar Restaurant & Wine Bar nails well-executed and inventive small plates and entrees alongside the town’s best hand-crafted cocktails. Beer lovers also have options. The Moscow Brewing Company is a small brewery and taproom with beers ranging from a Kolsch to kettle sours. With good beer, good food, and great times, The Moscow Alehouse is the consummate Northwest brewpub. At Hunga Dunga Brewing, you’ll find a full lineup of classic craft beer accompanied by an elevated, restaurant-worthy pub grub menu. And when it’s all said and done, the Monarch Motel, a classic roadside inn that received a mid-century modern facelift, is a prime downtown home away from home.

The In-Between

The drive from Moscow to the Lewis Clark Valley is only about a half an hour time-wise, but you’ll experience some dramatic scenery that belies the trip’s lack of distance. After miles of soothing terrain in the form of the rolling plains of the Palouse, Highway 95 dives down into the valley below, where the Clearwater River pours into the Snake. A few pullouts offer panoramic views of the whole affair.

This is where history, adventure, and the modern-day amenities of the Northwest exist in experiential harmony. Enjoy whitewater in the deepest canyon in America, explore several fascinating chapters of human history, and sample the wine being produced by one of the region’s newest and most exciting American Viticultural Areas – all in the Lewis Clark Valley.

History of the Land and those who Call it Home

According to legend, Nimiipuu, “the people,” were created in North Central Idaho at the dawn of time. French fur traders would later refer to them as the Nez Perce. By any moniker, the indigenous people who have called the land home for more than 12,000 years have a rich history and the Nez Perce National Historical Park Visitor Center details it. Take in a poignant and visually striking video that describes their relationship to the land and peruse the engrossing interpretive displays. In October of 1805, the Lewis & Clark Expedition made it to the valley. Located in the Hells Gate State Park, the Lewis & Clark Discovery Center provides insight into the entire expedition. The two-acre outdoor interpretive center on the banks of the Snake River sports educational displays, a gift shop and an original documentary about the Expedition’s visit to the area. The park also affords some excellent water-view hiking and a remarkable basalt rock formation known as the Devil’s Slide.

Vino Pairs Well with Adventure

The jaw-dropping scale of Hells Canyon is best experienced from the river. Try a fast and furious jet boat tour with Snake River Adventures in a half or full-day excursion. To get a little more intimate with the Snake or Middle Salmon Rivers, grab a paddle and take a whitewater rafting trip with Northwest River Adventures that lasts anywhere from a half-day to three days. The outfitter also offers bike rentals for those that prefer to stay dry while taking in the winding river on a paved path through town.

The Lewis-Clark Valley became an official AVA (American Viticultural Area) in 2016. For great insight, tastings, and a designated driver, book a tour with Twisted Vine Wine Tours. Whether on a tour or going it alone, stop in to enjoy a tasting at the Idaho Century Farm that is home to Clearwater Canyon Cellars, winners of Wine Press Northwest 2020 Pacific Northwest Winery of the Year. Or partake in chocolate and wine pairings at the sprawling estate of Lindsay Creek Vineyards. If you want to stay close in, head to any number of tasting rooms, including Jovinea Cellars in the thriving Morgan’s Alley section of downtown.

Get fit while staying cool

The AquaBodies water aerobics class is starting its summer program in Rancho Bernardo. Classes will be offered from 9 to 10 a.m. on Mondays, Wednesdays and Fridays in the RB Swim & Tennis Club, 16955 Bernardo Oaks Drive. You do not need to be a club member to participate.

Reunion for Escondido High alumni from 1974 and before

A golden reunion will be held for all Escondido High School alumni from the Class of 1974 and before. It will be held from 11 a.m. to 3 p.m. Saturday, May 18 in Escondido High’s football stadium.

Baby shower to help infants in need

A baby shower luncheon will be held from noon to 3 p.m. Saturday, June 1 to benefit Gently Hugged, a Rancho Bernardo-based organization that provides necessary items to San Diego County babies in need during their first year. The event will be held in the Penasquitos Lutheran Church Fellowship Hall, 14484 Penasquitos Drive in Rancho Penasquitos. The hosts are Girlfriends and Grace of PLC, sponsored by the PLC Missions Team.

Harmonics concert

Recruiting for Sheriff’s Senior Volunteer Patrol

The San Diego County Sheriff’s stations in Poway and 4S Ranch are looking for adults to join the Senior Volunteer Patrol. Duties include patrolling neighborhoods in Poway or 4S Ranch, checking on homes of residents on vacation, traffic control, and checking on the welfare of residents as part of the Sheriff’s Department’s “You Are Not Alone” program. It is a great way to give back and help your local community.

Volunteers must be at least 50 years old, a U.S. citizen or legal resident, and have a valid California driver’s license and car insurance. Volunteers must be of good moral character with no felony convictions and attend a two-week Senior Volunteer Patrol Academy. Volunteers typically work up to five hours per week. Food assistance available

The Community Food Connection distributes food three times a week to those in need. Distributions are from 3 to 6 p.m. on Mondays, Wednesdays and Fridays at 14047 Twin Peaks Road, Building C behind Trinity Church in Poway.

The nonprofit organization also needs volunteers to help with packing food, distribution and to pick up food from local stores.

Estate agent fees are one of the big expenses in selling a house - but rule changes and the rise of private sale websites has made it more common for people to go it alone.

But how easy is it - and what do you need to know? We spoke to industry experts to find out.

Firstly, what do estate agents do for their money?

An estate agent will typically charge in the range of 1%-3.5% of the sale price. 

That means for the average house price (£284,691, from December) you could pay anywhere from £2,846 to as much as £8,540.73 in commission fees.

"When you use an estate agent, their fee includes taking professional photographs, advertising your home, conducting property viewings, and negotiating a price on your behalf," says Jack Smithson , from the home ownership site  Better.co.uk .

In addition, an estate agent will compile comprehensive details of your house, including room sizes and descriptions of fixtures and fittings. 

"They will also provide a concise write-up about the local area, highlighting amenities, schools, and transportation links," Jack adds. 

And they'll conduct checks on buyers for you (more on this later).

It sounds like a lot, but...

"Selling your home yourself can be a manageable process with a few key steps," Jack says.

Preparation 

You should begin by thoroughly researching house prices in your area, using websites like Rightmove and Zoopla - but seek free valuations from local estate agents to ensure you have a realistic asking price in mind.

Next, you want to take high-quality photos of your house.

Jack advises using tutorials on YouTube to learn new shooting and editing techniques that can take you to the next level.

You then want to write down what makes your home unique.

"While browsing other listings for inspiration, take it a step further by emphasising what you love about living in your home and the surrounding area," Jack suggests.

"Whether it's the refreshing scent of the coastline or the tranquil sounds of village life, incorporating these details can help potential buyers visualise living there," he advises. 

Like using YouTube for photography tips, you can use free tools like ChatGPT and Grammarly if you need help with your writing, Jack says.

This is probably the biggest perk of going through an established estate agent - your home is much more likely to be viewed because they will have an established an audience and a market. But it's very possible to do it alone. 

"When it comes to advertising your home, explore a variety of avenues including local newspapers and social media," Jack says.

"Consider using websites like Strike, which allow individuals to list their properties for free on platforms like Rightmove," he suggests.

Viewings 

Once you've secured some viewings, you've got the opportunity to make it a bit more personal than estate agents ever could - a real advantage. 

"Explain the reasons behind your decision to purchase the property, highlight its unique features, and share the aspects of your neighbourhood that make it a desirable place to live," Jack says. 

The small things matter when showing people round - so try to take an objective look around before you bring anyone in.

Do the things you'd do normally - make sure it smells nice, it's clean, tidy etc. 

"Lastly, it's worth knowing that you must legally provide potential buyers with a free Energy Performance Certificate (EPC)."

The sale itself

Perhaps the most daunting aspect is the physical exchange of contracts and money. 

An estate agent would typically oversee the process of the initial offer acceptance to the transfer of keys to the new owner.

However, if you go alone, you'll need to become the central point of contact - bridging the gap between your solicitor or conveyancer and the buyer and their legal representative.

"Once you've accepted an offer on your property, your first task is to draft what's called a memorandum of sale," Jack says.  

This document is a written confirmation of your acceptance of the offer and details the agreed price along with any specific conditions you've both agreed to.

"It's then recommended to engage the services of a solicitor or conveyancer to ensure all legal obligations are met," Jack says (and of course, you'll need to do this even if you have an estate agent).

The cost of hiring one typically ranges from a few hundred to over £1,000, depending on factors such as fixed fees, hourly rates, the complexity of the sale and additional costs like property searches or land registry fees.

"In the absence of an estate agent, you'll be responsible for keeping your buyer informed about the progress of the sale. This involves regular updates on the status of legal procedures and any relevant developments," Jack says, before adding that this can actually be a good thing.

"By taking on these responsibilities independently, you'll have greater control over the sale process. However, it will require you to be exceptionally organised, and you'll need to be very good at communicating too."  

Any risks to be aware of?

Rita Patel, legal director at Browne Jacobson , tells us that "the biggest risk for individuals selling their properties without an estate agent is the lack of a vetting and verification process of the potential buyer".

Estate agents will verify the buyer's identity and check the buyer's proof and source of their funds - and without this, there's no way to assess that the buyer is legitimate and can afford to buy.

"Whilst this process is something lawyers can help with, this is often at an additional cost, and you'll need to start from square one if there is an issue with potential buyer's identification and/or financial eligibility," Rita says. 

More generally, selling without an agent can extend the time it takes to sell. 

"Zoopla suggests this timeframe is normally around 17-34 weeks, but with no-one on hand to consistently promote and drive the property sale at all stages, going solo drags this process out," Rita says. 

"Agents can also help mediate any potential breakdowns in communication between the buyer and seller - reducing the likelihood of having to go back to market and start again."

The advantages

Laura Owen-Brown, a PR manager from Gloucestershire, tells us she is set to sell her house without an estate agent in the near future.

"My disappointment with estate agents stems from their lack of familiarity with the properties they attempted to sell me when I was buying my current house," she says. 

"They couldn't tell me about the details that truly matter, like the optimal times for sunlight in the garden, how much council tax I'd pay, what the roof was made of, the places I could walk my dog off lead or the impact of post-football match traffic on Sundays.

"These types of details can shape the experience of living in a house for years and are just as important as the square footage, EPC rating or how many bedrooms a property has," she added. 

She says the current "transactional" approach to selling houses feels "impersonal and outdated" to her. 

"Yes, I'll have to handle more admin, but the savings in both money and time will make it worthwhile. Liaising with buyers and solicitors directly without a third party slowing everything down will mean I can be in control and have transparency throughout the process, especially during negotiations," she says.

All in all...

As Laura says very much a case of whether you can stomach the admin and are happy to take the risks on background financial checks. 

If you are aware of those and willing to take on the organisational burden - you can save yourself a serious chunk of cash. 

As we've been reporting in the Money blog over the last few months, an increasing number of cities are either imposing or increasing the cost of tourist taxes on visitors. 

Many say they are preventing damages from overtourism, as well as funding local infrastructure and businesses. 

Here's the latest tourist fees for the most popular spots in Europe...

Tourists visiting Venice for the day will have to pay a €5 entry fee to enter the city between the hours of 8.30am and 4pm.

Meanwhile, those staying overnight in Venice are charged a fee between €1 to €5 within the accommodation price for the first five consecutive nights.

People visiting the Spanish city now have to pay €3.25 if they're staying in official accommodation, up from €2.75.

Manchester 

Visitors must pay £1 per room, per night across 73 hotels. 

The scheme, which has raised more than £2m within a year, is for improvements to attract more tourists.

Tourists must pay €2 per person for every night they stay, although this is only applied for a maximum of seven nights.

The Greek government has introduced a Climate Crisis Resilience Fee to charge tourists anywhere from €0.50 to €10 per room, per night.

The amount depends on the hotel category and the time of year.

Visitors to the Croatian city must pay €2.65 per person, per night throughout April to September. 

However, the fee has been temporarily reduced to €1.86 for the rest of this year.

Different amounts are charged depending on the type of accommodation.

The most expensive charge is €14.95 for a stay in palaces, and €0.65 at one or two-star campsites, per person, per night. 

Those staying in a typical four-star hotel are charged around €8.

Those staying in the Hungarian capital are charged an additional 4% each night, which is calculated based on the price of the room.

Tourists in Berlin must pay 5% of the room price, excluding VAT and service fees.

The tourist tax here has increased from €0.82 to €1.97 per day.

The energy price cap is set to fall by about 7% in July, a respected energy markets researcher has said.

Ahead of next Friday's announcement by Ofgem for the July-September period, Cornwall Insights said: "For a typical dual fuel household, we predict the July price cap to be £1,574 per annum" - a drop from £1,690.

Looking further ahead, it forecasted the cap will rise again slightly in October, before falling in January next year. 

"A predicted 7% drop in energy prices in July is clearly good news, with the price cap looking likely to hit its lowest level in over two years," a spokesperson for Uswitch said. 

Around 100 more prosecutions of sub-postmasters unrelated to the Horizon scandal could be "tainted" , a Sky News investigation has found, as officials worked with now discredited Post Office investigators to secure convictions.

The prosecutions of Post Office staff were led by the Department for Work and Pensions (DWP) between 2001 and 2006.

It is understood these usually involved the cashing in of stolen order books.

The Post Office itself wrongly prosecuted hundreds of sub-postmasters between 1999 and 2015 - based on evidence from the faulty Horizon accounting system.

The UK's mega rich are dwindling in a sign Britain's "billionaire boom has come to an end" , according to the latest Sunday Times Rich List.

The list reveals the largest fall in billionaires in the guide's history - from a peak of 177 in 2022 to 165 this year.

While the combined wealth of the list's 350 wealthiest individuals amounts to more than £795bn - larger than the GDP of Poland - the guide's compiler says time will tell what impact a drop in billionaires could have.

"This year's Sunday Times Rich List suggests Britain's billionaire boom has come to an end," Robert Watts said.

The Body Shop’s administrators are to launch an auction of the chain after concluding that an alternative restructuring of one of Britain’s best-known high street retailers was not viable.

Sky News has learnt that FRP Advisory, which has been overseeing the collapsed business since January, is to begin formally sounding out potential buyers in the coming weeks.

The move raises the prospect of new owners taking control of The Body Shop, which was founded nearly half a century ago.

The UK's mega rich are dwindling - in a sign Britain's "billionaire boom has come to an end", according to the latest Sunday Times Rich List.

Published today, the list reveals the largest fall in billionaires in the guide's history - from a peak of 177 in 2022 to 165 this year.

"Many of our home-grown entrepreneurs have seen their fortunes fall and some of the global super rich who came here are moving away."

Top of the list is British-Indian businessman Gopi Hinduja and his family, whose wealth of £37.2bn is the largest fortune in the ranking's history.

But other familiar names in the list saw their riches fall, with Sir Richard Branson's total dropping by £2.4bn, which is back to his 2000 level.

Last year's top climber Sir Jim Ratcliffe, who bought a stake in Manchester United this year, fell two positions with a decline of £6.1bn.

Euan Blair, Tony Blair's eldest son, made the list for the first time, as did Sir Lewis Hamilton.

It comes as the UK continues to deal with a cost-of-living crisis, with new figures this week revealing a record 3.1 million food bank parcels were distributed over the course of a year.

A group of social media influencers have been charged in relation to promoting an unauthorised investment scheme.

The Only Way Is Essex (TOWIE) original cast member Lauren Goodger, 37, former Love Island star Biggs Chris, 32, and Celebrity Big Brother winner Scott Timlin, 36, also known as Scotty T, are among seven TV personalities alleged to have been paid to promote the scheme to their combined 4.5 million Instagram followers.

The others charged by the Financial Conduct Authority (FCA) include former Love Islanders Rebecca Gormley, 26, Jamie Clayton, 32, and Eva Zapico, 25 and TOWIE member Yazmin Oukhellou, 30.

The UK's financial watchdog brought the charges in a crackdown on "finfluencers" who use their online platforms to offer advice and information on various financial topics.

It alleges that between 19 May 2018 and 13 April 2021 Emmanuel Nwanze, 30, and Holly Thompson, 33, used an Instagram account to provide advice on buying and selling investments known as contracts for difference (CFDs) when they were not authorised to do so.

The watchdog said CFDs were high-risk investments used to bet on the price of an asset, in this case the price of foreign currencies.

It previously warned that 80% of customers lost money when investing in CDFs.

Mr Nwanze has been charged with running the scheme. He faces one count of breaching the general prohibition of the Financial Services and Markets Act 2000, and one count of unauthorised communications of financial promotions.

Ms Thompson, Mr Chris, Mr Clayton, Ms Goodger, Ms Gormley, Ms Oukhellou, Mr Timlin and Ms Zapico each face one count of unauthorised communications of financial promotions.

All nine will appear at Westminster Magistrates Court on 13 June.

The FCA asked anyone who believed they had sustained a loss due to the scheme to contact its consumer contact centre.

A hotel part-owned by Gary Neville and other ex-Manchester United legends has been named one of the best places to work in hospitality. 

Each year, The Caterer releases its top 30 best places for employees in the sector, with the top six featuring some familiar names.

The list is compiled via anonymous employee survey - with no input from managers or owners. 

Hotel Football, the only hotel with a rooftop five-a-side pitch, was among the top six venues selected by employees across the UK. 

The hotel's benefits package was particularly well-praised by those who work there - given that it "prioritises the financial wellbeing of employees during the cost of living challenge".

Management at the hotel, which is situated next to Manchester United's Old Trafford stadium, was also praised for enhanced maternity, paternity, parental and adoption leave policies and a strong belief in diversity and inclusion. 

The other five to make up the top six are The Biltmore in Mayfair, Cycas Hospitality (which has 18 locations across the UK), Dalata (which boasts some 1,000 employees), Gleneagles Hotel in Edinburgh and Nobu Hotel in Shoreditch, London. 

The energy price cap is set to fall by about 7% in July, a leading thinktank has said. 

Cornwall Insights said: "For a typical dual fuel household, we predict the July price cap to be £1,574 per annum" - a drop from £1,690.

Looking further ahead, it forecasted the cap to rise again slightly in October, before falling again in January next year. 

Reacting to the news, Uswitch said the predicted drop was "clearly good news". 

"The future still remains uncertain, and with the price cap changing every three months – currently expected to rise in October before falling slightly in January –  it's crucial not to be complacent," Richard Neudegg, director of regulation, said. 

However, "a predicted 7% drop in energy prices in July is clearly good news, with the price cap looking likely to hit its lowest level in over two years", he said. 

He also urged  households who want to lock in rates for price certainty to run a comparison to see what energy tariffs are available to them.

"There are many 12-month fixed tariffs available at rates cheaper than the current price cap, and even some that are 2% below these new predicted July rates," he said.

Pausing military aid seen as key tool in a president's foreign policy toolbox

Although congressional Republicans have been slamming President Joe Biden over his decision to withhold certain bomb shipments to Israel, such a move is not unprecedented, as they've claimed.

Previous presidents, including Republican ones, have withheld aid to send a clear message to Israel and other allies, a foreign policy expert told ABC News.

However, given Biden's dispute with Israeli Prime Minister Netanyahu over a planned major invasion of Rafah and the risk of civilian casualties -- combined with political unrest in the U.S. – his move carries a heavier risk, said Michael Sullivan, an adjunct professor at Georgetown University's School of Foreign Service.

"This is all part of security cooperation," Sullivan said. "At the end of the day, the president has the right to use every tool he can in his toolbox."

Sullivan, a retired U.S. Army colonel who was involved with U.S. arms transfers, noted that Presidents Ronald Reagan and George H.W. Bush both halted key aid to Israel during their terms over concerns about Israeli actions.

In the summer of 1981, President Reagan held back the delivery of U.S. fighter jets to Israel for two months after it bombed a nuclear reactor in Iraq.

In July 1982, he halted a shipment of cluster shells to Israel over how Israel used the weapons during its invasion of Lebanon. American officials at the time were reviewing if the use of the weapons violated an agreement between the U.S. and Israel.

In March 1992, President Bush delayed a $10 billion loan to Israel over concerns about Israel going forward with settlements in the West Bank.

Sullivan said that there wasn't much political criticism of Reagan or Bush's aid pauses both domestically and internationally because the conflict in the Middle East was not at the front and center of foreign policy as it is today.

"Even when you had that rift there was still a clear understanding of U.S.-Israeli foreign policy and everybody moved on," he said.

Numerous factors involving the current conflict, including the increased political polarization in Washington, have created a different environment for the president creating more scrutiny, according to Sullivan.

The Biden administration told Israel last week that it would withhold the shipment of 3,500 bombs due to its concerns over an offensive into Rafah and the threat that posed to more than one million Palestinian civilians seeking refuge there.

Biden told CNN Wednesday that Israel has used those American weapons to kill civilians in its war on Hamas in Gaza.

"I'm not supplying the weapons that have been used historically to deal with Rafah, to deal with the cities," Biden said.

The president and other White House officials have stressed their commitment to support Israel.

"And my commitment to the safety of the Jewish people, the security of Israel, and its right to exist as an independent Jewish state is ironclad, even when we disagree," Biden said Tuesday in the U.S. Holocaust Museum's Days of Remembrance speech.

Several Senate Republicans, including Minority Leader Mitch McConnell and Lindsey Graham, have blasted Biden's move.

Graham said Israel is fighting a "just war" and making efforts to warn civilians before attacks.

"I think Israel is in a fight for its life that the reason so many Palestinians have been killed is because Hamas has command centers under hospitals. Don't reward their behavior," the South Carolina senator said at a news conference along with nine GOP colleagues.

Sullivan said the Republicans' objections not only ignored the precedent set by previous administrations when it comes to U.S-Israel policy, but also the fundamental understanding of the powers of the president when it comes to foreign relations.

"What I really think is that it's the politics of it, and everyone is looking for an advantage in an election year, but at the end of the day, President Biden is the commander-in-chief and he has the legal right to pause a military shipment," he said.

McConnell and other Republicans also accused Biden of caving into the pressure from pro-Palestinian protesters from around the country who have called for a cease-fire and colleges and universities to divest from Israel because of civilian deaths.

Sullivan said it's unclear how much the protests played into Biden's decision and it was more likely driven by the escalating concerns specifically about Rafah.

"We were getting closer to a cease-fire, and we have repeatedly urged Israel not to go into Rafah because of the humanitarian crisis. At this point it is, timing-wise, the right time to send that message," he said.

Sullivan emphasized that Biden's move did not end military aid to Israel and the nation still has enough firepower to defend itself or launch an attack on Rafah.

White House National Security Council spokesman John Kirby did not have a timeline on how long the hold on the shipment will last, stating Thursday he believed "a lot is going to depend on what we see in Israel do in Rafah and in their planning for Rafah."

Sullivan said it is hard to predict the short-term outcome of Biden's action given the volatility of the situation.

"[Biden] and his administration has to know there will be costs to that decision whether it's politically or militarily," he said.

Netanyahu said in a statement that Israeli forces are still committed to a Rafah invasion.

However, Sullivan said that the U.S. weapons halt will still have an influence on Israeli operations and predicted other such pauses are on the table.

"Right now, Benjamin Netanyahu has every right to disagree and do what he wants to do, but now he has the understanding that if the U.S. doesn't agree, there are sticks as well as carrots," he said.
